I have done so much research on modular homes and would like to hear from someone who actually lives in one. I'd like to hear the good with the bad since we will probably buy one. My email is viewpoint123@yahoo.com. Many of the homebuilders right off the bat are very negative about modular homes. I've learned modular homes are quite common in Europe and even some prison buildings are shipped over there. I know if modular homes catch on in the US it would hurt the homebuilders, so I don't really want to hear from homebuilders. There's seems to be too much resentment from site builders in the other responses I've seen on the topic of modular homes. The employees of modular home builders have health insurance & benefits, & vacation pay. Sitebuilt builders tire out their workers and they have no incentives. Material gets wet. They don't use expensive computerized jigs like the factories. Modular homes are built to the same code as stick built so why all the negativity?

We want 2 sell house and go seperate ways. We owe 1st mtg of $78k & 2nd of $92k. Advised that house will bring $170k B4 selling fees. Looks like we'd be 10-13 thou short of paying off the loans. Can the house be sold or will 2nd's lein stop the sale? If so end of question. If house can be sold and we can't pay off the second what are the 2nd mtg holder's options? The house is in both names. The 1st mtg is in both, but the second mtg is in her name alone. Other than not selling at this time our only other option is to walk away, foreclosure. Combined mtgs are near $1500 per mo. so renting the property out is not an option. Suggestions?

We need to get a loan ASAP. We are in a lease to own agreement and time is about up. We have been doing things to improve our credit. A lot of neg have come completely off and others have been paid. We thought our score had increased but today we found that after all this time it only went up about 4 points. 579 536 505 are the three scores. We have about 8900 invested in the house rt now. We still need to get a 100% loan. I know the interest will be high but we dont want to give up this house. If any one can help please let me know. Thanks

I have a 2 bedroom house for sell in a small town. It's been on the market since the end of Jan and nothing. It's listed w/an agent, but no one in our area is interested. We're almost out of money and can't afford the mortage & utilities. Any tips on how to get this house sold ASAP? Or something to tell the realtor to do b/c she says she is out of ideas on how to sell. We've had 6 open houses w/ no one showing up. I need help!!

I closed on the house I'm buying this morning, but the title did not give me the keys to the house because the lender had not wired the money to the title company. I called my loan officer and asked for help. She checked with the lender and informed me that the money was wired in this morning, but it was wired to the wrong title company. The lender is now trying to retrieve the money from the other title company. The escrow officer can not give me the keys until she gets the money from the lender and it may not happen until tomorrow.
I have signed all the closing documents and paid my money (down payment + settlement costs), but have not got the keys to the house. Is there anything I can do or do I just have to wait?

I'm concerned that a big ticket repair would come up after the closing that the inpector did not find, or would not have been detected during a typical inspection. The seller is saying that the house is being sold "as is."

I was told by my property manager that the rental payment will be delivered between 15th and 20th of the month which is 45 days late already. The first month pay will be delivered the next month on the 15th. Is this legal?

Hello,

We had recently made an offer on a home which was accepted. There is a contract, close date, etc. We have been pre-approved for financing but just let the buyer know that we might not get the financing we wanted (my business is not old enough to go full doc) but that we could indeed get financed. While we are working toward closing (at the agreed upon date) the seller relisted his home (we have seen it back on many realtor sites).

Is this acceptable?
Also, the seller is the builder as well as a licensed real estate agent.

Apprasals that are opinions and summerys of outdated sales?
Lenders use a number from incorrect credit reporting agencys?
Not verifing most items in loan applications?
Lenders are lazy and now want our US and state goverments to bail them out of the mess they made themselves?
Lenders need to fix the problems they create?

I have a real estate question related to a 1031 exchange that I am in the process of completing. Can the exchanged property be located in a different state?

I own property in california and wish take advantage of this law.

Also, can I apply the exchange for 4 units and upgrade to 20?

Will it still apply if it is not like property?

I moved out of my apartment last November because my best friend and my ex were bangin each other and I couldn't stand living there anymore. Now one of my roomates is trying to come after me now for rent money even though I haven't been living there for six months. The roomates already paid the full rent for the six months I left. My roomates never tried to even contact me for any money before they sent me the small claims summons. How can I defend myself in court in this case? I do not feel its right for me to pay the rent for not living there. Also, I live in Wisconsin, so is there any specific law that states that a tenant can move out at any time as long as there is still someone there to cover the rent? Please leave suggestions/advice...

This area of the property was told by sales person and as well as director of the company. They have confirmed verbally at least 20times that the area is 3500sq ft but come to light now it is 2600 sq ft. Where do I stand in court of law. I still want the house but not at the same price what I ws paying for 3500 sq ft house.
What damages are available if any in court of law or can the builder walk away from this without facing any come back.

I am a new homeowner and I've recently recieved a notice in the mail from the Comptroller's Office informing me of the Appraisal / Tax value of my home. I purchased my home for $149,000 in Clarksville, TN (Montgomery County). The notice states that the Appraisal Value is $132,500. The house is new construction and in a totally new neighborhood in our town. Can anyone tell me how the appraisal value is different from the market value, or if there's even a difference in the two? I was renting with my boyfriend, and we renewed our tenancy agreement with our landlord (It is a 6 months tenency).
He has moved out as we wernt getting on that well and our 2 year old daughter was becoming affected by our constant arguing, and he said his feelings towards me have changed.
Im unemployed and struggling, i have no idea how to pay the rent, I have no family or friends to help me out, and the only person that can babysit is after she finishe's work. Thats fine as i am desperate to work whenever i can.
But how can i pay the rent? Is their any help or advice anyone can give me. Things are such a mess at the moment, i really need some help. I really wouldnt get this benefit unless i was desperate, my daughter is the most important person in my life, i carnt lose our home.
Please can someone give me some advice please?

A realtor told me the management co. for this property approved my rental application but a week later the realtor said they decline my lease request after I was promised to get the lease. Could I take legal action against the realtor? I spent time packing and calling moving companies and filling out forms for a new school for my kids with the expectation of moving the 1st of the month.

When originally leased to be 1 person upstairs, 2 of us dwnstairs ( all females in bldg. Now upstairs has 5 ( 15 mo,11 yrs & 3 adults). There is only 1 front entrance to bldg & neighbors leave door unlocked, if We lock door must ans to let people in. Neighbors have no routine to so not possible to adjust to noises. Baby runs all day & night,kid bounces basketball
and runs up & dwn stairs. Adults, yell, argue,
,slam throw things, etc.
We have been tenants for 3 mos, upstairs 2 mos.
Can't afford to move, but would like some peace and not have constant headache from noise overhead.
To move will require breaking lease & very expensive. Rent $1200 per mo + utilities.
Landlord no assist, had a hard time leasing bldg ( vacant since 9/06.
Not going to do anything as long as he gets Rent. Bldg has issues, renovated but: wiring bad,plumbing upstairs stops up,no insulation between hardwood floors to buffer any noise,door bells not working,grounding wires cut, Any suggestions?

Hi. I'm looking for ideas to get people INTO the house I am trying to sell. It has only been on two weeks, but with three kids and having already bought another house, I would like - no, LOVE - for it to sell quickly. It seems to be priced about right, is beautifully staged and landscaped, yet there has been very little traffic (7 couples in 2 weeks). I live in Bergen County, NJ and the house is listed at about 1.5M in a town where there are 86 homes on the market over 1 M.
I have done all I can do with the house but I am wondering what kind of marketing tips might be relevant in this market beyond the usual ( I have an agent who has listed it MLS, local newspapers, broker's open house). My agent really has not come up with any other marketing ideas. I have not done a public open house as I have heard that those rarely result in sales, particularly in my area. Have thought about Youtube and Craigslist - what do you think? Any other ideas?
