Your lease is a legal binding contract between you and your landlord for a specified period of time. If there were no provisions included in your written lease for early termination, you may be expected to pay the full monthly rent for the duration of the contract.

If you fail to honor your part of the contract, you can be successfully sued to collect the amounts due.

Depends on the wording of your lease agreement, but in general you're liable for the monthy rent until the owner can get another tenant in. The owner must go to reasonable efforts to get the place re-let after you move out. It might be easier if you approach the owner with a prospective new tenant who they can easily qualify.
