I'm concerned that a big ticket repair would come up after the closing that the inpector did not find, or would not have been detected during a typical inspection. The seller is saying that the house is being sold "as is."

Yes, am considering home warranty. Although, I've read that AHS has caused people problems with delayed responses and refusal to cover. Also am considering one of their competitors, HMS Home Warranty but may have same refusal to cover issues.

If you agree to purchase the house 'as is', your only protection is the opinion of the home inspector. Assuming you used a quality inspector, you should rely on the information provided.

Bear in mind that if a water heater or furnace fails some time after the purchase, such is NOT a 'known defect', and will not be covered by anyone other than you. Certain mechanicals of a house can fail at any time, and you will be responsible to remedy that situation.

If you have serious fears, buy a homeowner's warranty. For about $500, you will be covered against many major problems which might occur within the year's length of the guarantee. American Home Shield is just one of many we use on a regular basis.

You have a house inspection report and I would be concerned about a big ticket item but it is your home and things have a habit of wearing out...
As is means that the seller wants to unload the property quickly...and probably does not want the hassle of repair hoop jumping to get it sold...
I would look into the stature of limitations for disclosure under realty in your area...
Old homes have a history and some homes histories are fantastic...
Around our area we have very bad old rusted hidden water to main connections. Water gets into basements that have this problem..to solve fix your connection! Pricey
Some beautiful homes are really gorious in our area; real clean; updated and huge in area...one flaw-no insulation and takes the bank of lotsamoney to heat...Very high priced for the buyer..hope it sits!
