You're kidding, right? I have a flash for you. It's HIS place and HE calls the shots. He is asking for the first month's rent (standard) and a security deposit (he can ask for as much as he wants, since it's his place). Get a receipt for all you pay (and pay by check). Get a written and signed copy of your lease (both you and he should sign it). Beyond that, he doesn't have to disclose anything to YOU! One more thing. YOU are the renter and HE is the landlord. This means in essence, that YOU will abide by HIS rules as they pertain to your lease and if you don't, HE has the right to kick you out at any time. You might want to make sure he actually owns the building (you can find this out at your local county records office). Otherwise, you are on your own!

Sorry, there's nothing you can ask of this guy. You are somewhat protected against certain things if there is a lease, if not, you just move in & try not to think he's out to get you. Always get a rental receipt each month when you pay the rent & keep them where you can put your finger on them in a hurry, if need be. If there is a lease, go over it in front of the landlord, before you sign it, because once you sign it, you're saying you agree with the contents. Look out for tiny writing & read it carefully.

1 month + deposit is typical.
You can confirm that he is the actual owner of the place by going to the county website, and looking up the property tax record.
Make sure you get a lease, and a receipt for your funds. Don't use cash, use a check or money order. If he insists on cash only, find another place.
Make sure any maintenance is done BEFORE you move in.

Ask him for an accounting of what the 'security depost' is for and what would consititute 'losing' said deposit.
Ask him for this all in writing and get a receipt which details both the first months rent, the deposit etc. Anytime you give him money, ask for a detailed receipt.

Signed lease, receipts, and all required maintenance be fixed. Make sure the lease specifies if you have to fix maintenance issues, are reimbursed, or the landlord will cover all maintenance (you don't want to fix up someone's mess).
