Your realtor is doing her job, as long as she is working hard to promote the property to prospective buyers. Do remember that she cannot grab anyone by the scruff of the neck and drag them in there, if they are not interested.
On occasion, we have held open houses coupled with things such as free doughnuts and coffee, or a hamburger BBQ, depending on the time of the day the open occurs. Insure that any pictures used in advertising depict the property in the best possible light. Consider offering a 'selling bonus' to other real estate agents in the area, to help draw their interest. Ask if the real estate agent would hold a 'broker open' to bring only realtors to the property to view it, so they remember it for future potential buyers.
These are all tricks we fall back upon now and then when we get desperate for action on a particular property. Perhaps one of them will work !

I have been brainstorming with my sister on selling her house, she is in a similar situation. Here are a couple idease that I came up with for her.
1) possibly an auction site. You can set a minimum price, so you don't have to sell if you don't get the price you want. For some reason, these have been reasonably successful.
2) Have an open house with a one time price reduction. Reduce it to your bare minimum price with no negotiation and have your realtor advertise to generate some buzz. In a slow market it is helpful to give a reason to act fast.
3) If it is an entry level home. Talk to a lender and see what the monthly payments would be for a new home owner. Play with numbers (buy downs, etc..) and see how low you can get the monthly payment. Advertise this number, as it may catch someone's attention. Make sure you and your realtor are careful with disclosure issues.
4) Of course, make sure the house is in top selling condition. Curb appeal, removed clutter, fresh paint, steam clean carpets, possibly paint cabinets, and so on.
5) and the ever so popular- lower the price.

Hi,
Maybe reduce the price, check the look of it if its nicely presented.
People usually drive by and look from the outside then they judge it.
Is it advertised on the internet?
Also change the agent, hook up with a few you may have people around the area who are looking.

my parents have the sam situation, best advice i can offer is CURB APPEAL! what can u make people drive by and say ooo i like this house! thats the way to draw people in, plus its a buyers market, my parents have had thier house on the market for the same tie equal open houses, they are having the same problem.

drop your price?? I know you may hate to do it, but it is a buyers market...that means they have your 'junk' in a jar. with the info you provided that's your only option. if your realtor has properly staged your home you should be able to get a sale.
