Hi. I'm looking for ideas to get people INTO the house I am trying to sell. It has only been on two weeks, but with three kids and having already bought another house, I would like - no, LOVE - for it to sell quickly. It seems to be priced about right, is beautifully staged and landscaped, yet there has been very little traffic (7 couples in 2 weeks). I live in Bergen County, NJ and the house is listed at about 1.5M in a town where there are 86 homes on the market over 1 M.
I have done all I can do with the house but I am wondering what kind of marketing tips might be relevant in this market beyond the usual ( I have an agent who has listed it MLS, local newspapers, broker's open house). My agent really has not come up with any other marketing ideas. I have not done a public open house as I have heard that those rarely result in sales, particularly in my area. Have thought about Youtube and Craigslist - what do you think? Any other ideas?

As a real estate agent in another state, when you're not seeing the results you want, I always suggest lowering the price. Did you have your home appraised before you listed it, or did the agent tell you what to set the price at?

Also, in my area, open houses sometimes are helpful. It might be worth your while to do one, plus it would be extra advertising about your house at no extra cost.

86 homes on the market in your area in your price range and you already bought another house!!! OMG Hope you have a contingency clause in the purchase contract about the sale of your house.Maybe you should try burying that statue of the catholic saint that some people use, read/watch the secret. Do you really want to post pics of your home on the internet? Hopefully you hired a good broker to sell your home, let the broker handle the posting of pics and dealing with buyers. If you do post anything on Craigslist or you tube you won't be stupid enough to list the address of the property. Good Luck

Youtube is excellent for marketing your home. You can tape a short tour of your home or community so that prospective investors have a more rounded idea of just what benefits your home offers, before investing time to see it in person.
It also weeds out "rubberneckers" who may waste valuable time.
Also there is wellcomemat.com. Which is "youtube" for realestate sales
You can use them in conjunction with your agent's marketing plan.
I use them both for the marketing of my properties and have had "astounding" results. Not to say that each person calling wants to dump $$ in your pockets, however it is great for receiving feedback so that you know that you are on course
