I am not happy with my realtor. The guy isn't even from the area that we are looking in. He's sending me info for condos and senior communities when I only asked for SFR and I am not a senior. I am just not happy I need to get out of this thing. Or I am stuck with him until Nov. God help me I will not buy a house from this man.

Ok SO I was able to contact the realty office C21 I believe I spoke with the lead realty guy. I explained to him my concerns and he is going to contact the agent. I don't want to have to work with this agent again. He's probably going to be able to refer me another C21 office in the area. I'm not sure if I should trust them.

1st make sure you are being very clear with the agent about your wants. Just because an agent isn't from the area you want to buy, doesn't mean he doesn't know the market there.
If you decide you still want to cancel the contract, you can simply type up a statement that reads something like "This cancels the Buyer Agency Agreement dated _________ between _____(your name) and _________(agents name), effective immediately. " Provide 2 signature lines, 1 for you and 1 for the agent. Have the agent sign and keep a copy for your records. This should also suffice if the agent is working under a managing broker. Good Luck

You need to contact the qualifying broker that the agent you were working with has their independent contract agreement with.

You are really under contract with the qualifying broker not the agent. The agent that you were working with is your subagent and your real agent is the qualifying broker of the firm he works with.

Ask the qualifying broker for a termination of contract agreement, it's a standard form all agencies have.

Sorry you had a bad experience, maybe the qualifying broker can straighten it out and help you out.

You need to speak directly with this agent and let him know clearly what you want, in terms of cancellation. It is entirely possible that he may not be able to cancel the contract, since generally, the agent acts on behalf of the ownership of the agency when engaging in such contracts. The decision may rest in the hands of the owner/managing broker of the firm.

If you get nowhere with your agent, ask to speak to the managing broker of the firm.
