I have already sold it, but they have to get a loan.I am talking about all the paperwork.

At this point the last thing you need is a real estate agent.

Since you have a buyer, the next thing for you to do is look in your telephone book, find a mortgage broker. Explain to this person that you have a buyer for your home and now they need to qualify for a loan.

He will contact your buyers to complete a loan application. he will run a credit check on them, find out if they are qualified and what they are qualified to purchase.

The mortgage broker, at no cost to you, will point you in the direction that you need to go. He can assist in getting you a closing escrow agent, insurance for the new buyer and if there are any disclosures he will and can advise you on them.

Though he is acting as an independent agent the things he is required to do does nothing but help you and the help is free.
The main thing you want to do is make sure this mortgage broker is local and in you community. This is important.

So scurry to your telephone book find this animal, who will be extremely glad that you called with a willing client and he had to spend nothing to get this client other than list his company in the telephone book.

I hate to be the bearer of bad news, but this is research you should have done PRIOR to FSBO. The easy part is done, now is when the hard work starts. The buyer can jerk you through all sorts of hoops now that they are trying to get their financing sorted out.

NEWS FLASH: You have not already sold it. Until you have the closing papers in your hand, you haven't sold it. Your property is just tied up with a potential buyer that wasn't pre-qualified to purchase your home.

1. Hire an agent.
2. Tell agent you already have buyer.
3. They'll charge you way cheaper just to do the paperwork.
4. You're FAR from finished... in fact, you're just starting!
5. Hopefully, your buyers have good credit.

I read all the responses, My first question is did you get all the inspections? Did you know without a Realtor all the legalities are open for lawsuit. I would find yourself a realtor and let them know you only need the paperwork done, I am in California, where are you?
