Is a 30 day notice sufficient or do I have to pay the remainder of the rent? No where in my lease does it state anything about it, but my landlord is being a jerk and says I'll have to pay it out. HELP!

You sign your lease for a period of time. If you don't stay it out, sometimes you have to pay the rest or pay a set fee. That is what leases are for.

You are legally obligated to complete the lease terms. If you signed for one-year you have to pay for one-year. You cannot leave early and he cannot kick you out early (unless you violate the lease terms). If he is reasonable he will let you out of the contract if you can find someone else to rent the place. Ask if he will put a sign in the yard and try posting some ads around town and on CraigsList.

Leases (not rental contracts) are generally for the entire term not month to month, so review the lease and see. If it stated that the contract was for the full amount and the entire term, then your landlord is correct. Although, most landlords are willing to work with someone if you can help them to get the place leased to someone new. I would suggest more communication to try and work something out.

If you have a lease until October, then you owe the rent until October. Your landlord is not being a jerk, he's treating you like an adult by requiring you to abide by the contract you signed. Time to grow up honey.

Your landlord is correct. When you sign a term limit lease as you have, you are responsible to pay the rent on the premises until the expiry date of the contract.

If you fail to comply, he can take you to small claims court and will undoubtedly successfully obtain a judgment against you.

If it doesnt say it anywhere i dont know why youd have to pay out the rest of the rent. I always thought that leaving your lease early you just wouldnt get your deposit back. He's just being a jerk. I think 30 days is plenty of notice.
