My house is slightly smaller than average for the neighborhhod I'm in. By adding on I'll be slightly above average.

Get an estimate for the addition then talk to an RE agent to see how much more you would get for the house. If you have to spend more than the return will be, it's not worth doing. And don't forget the agent's commission in your calculation.

Generally speaking, an addition to square footage of a property will increase its value. There are a few requirements, however, to insure a valuation increase. Of course, the addition must blend properly with the house and be visually attractive from the exterior. The nature of the addition is also part of the equation. Adding a bedroom is generally much more valuable than is adding, for example, a sun room.

Agreeing with other respondents, get proper estimates for what you want done, and then inquire of a helpful real estate agent what such an addition might result in terms of valuation change.

Adding a room will give you more space and increase the value of your home. Definitely a good idea!
