OK. I've been in my place 7 years. The first 5 years were under a yearly lease agreement, but I've been month to month since then, as the mangagement company never came out for an inspection to renew my lease. There has been nothing in my previous yearly leases that stated terms if I were to go month to month. So....
1. Are they even allowed to charge me late fees?
2. If so, is there a cap in FL for how much they can charge per month?

1. Yes
2. No, though common law holds that the late fee must bear some reasonable semblance to the landlord's actual costs when you pay late.

In manhattan,NJ,and pa there is not any regulation putting forward whilst the lease is due, if there's a grace era or how a lot the owner can charge as a prior due fee. All that ought to be spelled out in the lease. the proper date of the month that the lease is due, the proper date of the tip of the grace era and the proper greenback volume of any fee for previous due costs all ought to be agreed upon signing the lease. the only time those issues can get replaced, legally, is the two whilst the lease is renewed or, in case you have a clause in you old lease that enables the owner to alter the words of the lease contract mid lease term It seems such as you have already got a grace era. maximum rents are due on the 1st of the month with a grace era till the 5th, to permit mailing time.
