If I find a home myself to purchase, I have been told that the 6%(3 each to buyer and seller agent)commission is included in the price of the home but I find it ridiculous that the seller's agent should get more than 3% if I am doing all of the work. Thanks for any help or tips.

Last week, my fridge died. I posted about that. It was NO fault of my own, but does my landlord have to pay for the food that was lost? It added up to about $200. I live in Oklahoma if that makes a difference.

I am 75 years old. My apt manager came in my apt to leave me a note. They had not tried to contact me by phone. Since I live alone I am concerned about this. What if I had been in the shower. As it was I was not home, however, I have an answering machine, that would have had a message if they left one. Is this legal....I am really concerned.

Which of these Surrey towns has the prettiest village-like atmosphere:

Dorking
Leatherhead
Oxshott
Epsom
Esher
Walton-on-Thames
Godalming
Guildford
Woking
Weybridge
Camberley
Frimley
Fleet
Farnborough
Aldershot
Farnham

Which of these places conjures up images of a pretty leafy village with a real High St. lined with quaint shops and local businesses, all set in a very picturesque landscape.

Thanks for your imput. I'm looking to do a painting of such a place and I'm looking for the perfect model. I'll consider any towns in Berkshire that might match this description too, but I'd rather stick to Surrey if at all possible. Thanks again!

I live on the second and third floor of a two apartment victorian house. There hasn't been anyone on the first floor for years. (I know for a fact they just took out the old gas light fixtures a few months ago.) My floor is sooo cold, I dont put my drinks in the fridge, i put them on the floor. I dont mop as often because it forms ice in the corners of the room. I see my breath if my furnace isn't constantly on.....I have had no hot water for 3 days, ( I have to leave a moderate stream running at all times. The tub drain has frozen solid. I turned off the water to take a nap for an hour and a half, when I woke up: I only got a trickle of cold water before it completely froze.) My landlord has ignored calls about the celing caving in, lawn not mowed for six months, a large hole foot wide hole in the floor...Negliigent is a good term to use.
My question is, Can I make my landlord turn the heat on the first floor..legaly?

I'm selling my house, think it is structurally sound but know I may have a bit of a damp problem in one of the back rooms. I have painted over the offending brown patch on the ceiling but my girlfriend thinks that may not fool a surveyor, and they may have more sophisticated equipment for checking damp. Also, we have things like a gap in the laminate flooring which is covered by a rug!! How detailed are these surveys? Anyone got any examples of phrases they use, or what they check for? Cheers.

I live in Florida and my wife and I are separated, and she moved out of the apartment months ago. The lease is about to expire and I would like to renew it. But the people at the leasing office has told me that I can't renew it because my wife's name is still on the lease and they cannot remove her name unless they have a signed letter from her stating to take her name off the lease because she does not reside there anymore. She is vindictive and will not send a letter with this statement. Does anyone know of a way I can get my lease renewed in this situation?

YES I know its an "investment" . Me and husband have been homeowners for the last fifteen years and I don't feel that we currently benefit from being homeowners (maybe when we're old people). There are people I know who live on my road in the same house as ours whose houses inside and out (cause they are owned by the local council) are nicer than ours. All their home improvements like double glazing, new kitchens and bathrooms and repairs are done for free and we can't afford to as we are paying a mortgage. It doesn't seem fair.
