The owners of my apartment building hired men to renovate the upstairs apartments. The workers accidentally broke the water heater above my apartment and water leaked into my storage unit ruining alot of antiques I had stored. Who is responsible? Am I at a loss because I didn't have renters insurance?

The lease will expire soon. My tenant has been faithful in paying rent for 2 years. He wants to extend the lease for 6 months, then I will try to sell the condo. My expenses have increased. Should I keep rent the same or raise by 5%?

How can a business that is not supposed to have any contact with consumers, still be listed on the internet. The Ohio Attorney Generals lawsuit strictly states this in it's suit it won in July 2006, yet he still has a site on the internet, and he does answer to it offering classes.

My tenant left my rental I consider in a mess. One area stood out. Myself, a cleaner person, and my sister spent hours cleaning the kitchen which had dried food particles embedded everywhere. It was disgusting and gross. The stove was a nightmare--and this is a self-cleaing stove. Isn't this beyond wear and tear? I would hope so.

With HUD homes, it seems that the realtor commission is deducted from the buyers bid and not counted in the net price received by HUD.

The HUD forms say that the realtor commission can be up to 5%. Is this negotiable? Can a buyer find / ask a realtor to take a smaller commission?

Similarly, is it possible to ask a realtor to split the highest commission with the buyer?

I currently make $40,000 per year. However, I am in a prestigious bank training program and I expect my income to increase quite a bit when I finish my training in about 9 months. I only have about $160 a month in debt payments (car and credit card). I am about to buy my first place and I think I want to spend about 125,000 to 130,000 dollars. I have a lot of savings and I can easily afford to put 10% down. I am going to do a piggyback loan for the other 10% to avoid PMI. My monthly cash flow should be good, I will be abloe to sock away about 750 bucks a month after my payments, but that will not include taxes and insurance. Taxes will be 1700 per year and insurance around 900-1000. So I can easily save that and pay it when it comes due.

Given what I have read, I should buy a house about 2-3 times my income which would be 80,000-120,000. I realize I am looking a little bit above that range. But given that I expect my income to increase significantly, what would u do if u were me???

My security deposit is 1,134.00.The penalty for breaking a lease is 1,400.00.Should I go and let them have the deposit?Two bedroom rent is 1,040.00 and I live by myself everysense my wife left me and took her two kids with her.I am waisting money on this apartment.I just completed a year lease and is only 2 months into a new 6 months lease.My wife booked up on me and now I am being garnished in my wages making it hard for me to pay the rent.I can't work a second job because I drive trucks and never know when I am getting off work.I make 13.95 an hour with a 25 percent wage garnishment.

I own a Two family Home in Queens, NYC and I rented the apartment to a family member and they have no lease. I'm having problems with them and they called the department of building on me claiming I have an illegal basement, which I don't. How can I get them out of my house without any problems and not evicting them. I know that they want me to evict them so that they won't have to pay rent if ordered by a judge if it goes that far.Please advise.

I am a first time home buyer and would like to shop around for the best deals/rates. I'd like to get pre-approved for a loan. I'd also like to shop around for the best terms, interest rates, etc. I'd also like to make sure I am pre-approved for the right amount (for the house that I want and can afford). Is it a good idea to apply for pre-approval to more than one lender so I can pick the best offer? I know it might be negative for a lender to see my credit report be pulled from different lenders. Would they see that as someone looking for the best loan or as someone looking to over extend their credit? Would they be able to tell the credit checks were pulled for a mortgage application? I'll probably have more questions, but I guess I should wait for the answer to this one before jumping the gun. Thanks in advance.

I live in Los Angeles, Ca., I moved into an my apt 3 months ago, my rent is paid every month 10 days before it is due, I am on a month-to-month lease, remember it's only been 3 months now, I came home to find a 30 day notice to move on my door, but this is the issue, I was only there for 3 weeks before having to leave for Nevada for business, so the last week of the first month I was gone, I was gone for 2 moths and and seven days to be exact, my rent for Feb' was paid on January 24, what could be the reason for him wanting me out so soon, and is this legal? Can he just displace me without cause? Here's the thing I don't have children wasn't there long enough to have even 1 visitor, I am a nurse so I sometimes work 16 or more a day on-call, What could I have possibly done? and how can I stop this eviction?

A couple of friends and myself are looking apartments and we need to know what our bills may look like in about 5-6 months. We have an idea of our water ($10-$20/month) but we don't really know what electric will look like.

What I would like to know is?

1) How much do you pay monthly,
2) Who is your energy provider
3)Does your energy provider require a contract/will allow for new people?
4)What do you live in, what you normally run (a computer, tv, keep your lights on all hours of the day, etc.)
5) anything else that may be useful!
