how much to offer on a commercial property with no building in the long island ny area?

lot size is 40 x 100 with no building on it. Asking price is $399K what say you?

I am a commercial appraiser and I value vacant land all the time. It really depends on where in Long Island. It sounds like it's probably in Nassau County. Commercial vacant land is hard to come by and if it is on a main street like Sunrise Highway or Merrick Road then I would purchase it ASAP. If you need further help e-mail me.
