My tenant left my rental I consider in a mess. One area stood out. Myself, a cleaner person, and my sister spent hours cleaning the kitchen which had dried food particles embedded everywhere. It was disgusting and gross. The stove was a nightmare--and this is a self-cleaing stove. Isn't this beyond wear and tear? I would hope so.

take pictures..
digital cams are cheap and put them on the computer..
then start cleaning..
keep track of your time (ap. wage x time)
your supplies..(receipts), change the locks..and keep the receipts..it is for the security of the new renter as well..


put the photos on the computer to print out later..
if the tenants ask for the deposit..let them know what you spent and you have photos
and they can come and get a copy..
or take you to court......

Wow no this is not beyond wear and tear. Try carpet cleaning of rentals the people like you will not touch!

From what you describe no it is not beyond. You are talking a dirty kitchen, nothing more. Of course it also depends how long this tenant was there, one month, one year, ten years? Two hours of cleaning is nothing....
It sounds like you are new to this...

Hi Kim, The people that rented from you were NASTY PIGS. I sure wouldn't give them their deposit back. I don't know why people like to be sooo nasty,and some will tear up the place to boot. Your better off renting to elderly people,they will take better care of the rental,and won't cause any problems at all for you. A Friend.

As a landlord myself, I'd agree with you. I can put up with a bit of random dirt, but bathrooms and kitchens must be SPOTLESS!
