If someone has held a job for more than 3 years, but has a bad credit history (hospital bills, a credit card bill from the past, one accidental bad check from 4 years ago, and a utility bill owed), does this disqualify the person from being eligible for the USDA Rural Development Loan program?

When we bought our home last summer, the sellers disclosed that there had been a structural problem that they addressed. They stated they would consider repairs or price concession of my home inspector found any problem. I made sure to get a home inspector who was a professional engineer and let him know the problem. He found nothing wrong, except for one joist that did not have a brace on it. Six months later we have contractor look at house to put in wood flooring. He is appalled. States the joists should be 12 inches a part, not 24 inches apart (it is a 3 story home; the joists are 24 inches apart and have two stories plus an attic that they are supporting). We have noticed since moving in that the floor saggs in areas. To fix it will cost $15,000 or more. What do we do?

Most banks give loans for houses only if the land permit is in your name but what do you do if you want to get a loan for a house and the land permit is not in your name and the land is in your childrens name but you have life time rights to the land. I mean how would you get a loan then for a house.

I'm going to try to buy a house on Saturday at an auction. It's my first time to bid at an auction and I was looking for some tips/advice from people who've done it before. Should I be agressive or sit quietly at the back and wait to outbid the last bidder??? What worked for you?
(I'm based in Australia - but I don't think that makes a difference to the tips)

My significant other and I are thinking about renting an apartment together. Neither of us have ever had our own place and neither of us have any credit. What do you think our chances are of getting a place? Is it better to have both our names on the lease or no? Why? This is something new for me, so of course, I don't know much about it. I'd appreciate hearing from people who are actually in the business of renting out apartments (managers) too.

We are considering adding a 20X40 shop building to our 1.3 acre parcel which contains a compact living quarter with an est. building cost of 20k how would you calculate the ratio of either +/- that this would add to your current appraised value? Do property fences have any monetary affect on appraisel value?

I am currently living as a MA at-will tenant (no lease, only verbal agreement). I have this arangement because I like the month to month rent. I think that my landlord does this because he thinks he has more control over me and my roommates that way. He has threatened to throw us out before, without a good reason. He also is quite rude and so controlling that my roommates and i fear that if we upset him, for any small reason, it will give him incentive to throw us out. Not having a lease, I've been told that my landlord could be resposible for paying the utilities. He also has made no mention of the interest bearing security deposit account. How it works is, when you move in, you pay your security deposit to the person vacating the bedroom and your first month's rent to the landlord. When you move out you collect your security deposit from the person, that you found, not your landlord. Shouldn't the landlord be paying me 5% on my security deposit after living in my place for 1 year?

I would like to sell my home, but we have some title issues preventing us from an easy sale. I read about homebuyerinla.com, but don't know anyone who has used their services. I checked out the company & checked with the bbb, and all that, but am trying to find someone with personal knowledge of the company. Has anyone out there sold any real estate to them?
