I will have my house rented soon and i am wondering if my tenants pay their own utilities and it is under their name, if they don't pay them and take off or something am I responsible to pay? I live in Winnipeg, Manitoba, Canada if that makes any difference.

Oops sorry! I guess I mean if they skip out on their electricy or natural gas bill.

as the owner of the house you are ultimately responsible for EVERYTHING to do with that house no matter who's name is on the bill

You need to call the gas/elect company and ask them how they handle it. Sometimes it follows the tenant and sometime the company puts a lein on the property owner. In my case I have rentals where the electric co does not place a lien, it would follow the tenant (provided of course it was put in their name to begin with....always check a few days after they take possession) but then I have another rental that the water company will put a lien on my property if the bill goes unpaid, so in that case I write into my contract that tenants agree to clear all utilities to a zero balance upon vacating and by signing agree to allow the use of deposit to clear bills. I added this when I discovered that you cannot use deposits for unpaid utilities only unpaid rent, damages. Thus it is a written agreement between landlord/tenant and I call the utilities prior to releasing any deposits back to a tenant. This is in the states.

They should have any utilities in their name that way you cannot be held liable for their default. The tenant that lived in the condo before we moved in skipped out on rent, electric, cable, etc. All we had to do was prove we were new tenants to the utility companies by showing our drivers licenses/state issued IDs. It would've been alot more difficult if the utilities had been in our landlords name.

U dont pay anything, unless there is major water troubles.
they pay their own way and pay u rent.
