We are under a legal contract for a home we are supposed to be closing on in 2 weeks in South New Jersey. We were just notified that the seller's payoff is $50,000.00 higher than the sale price of the home. He doesn't have the money to come to closing table with. He is 2 months behind on the mortgage plus owes in back taxes. What happens to our "so called" Legal and binding contract that has already surpassed attorney reviews on both sides? They are now looking in to a "Short Sale" or possible foreclosure on the property. Can this void our contract?

Loan amount is nealry 465K. Interest rate is another issue. I am not sure how it is going to be. But the main concern is that does it matter applying with some debt or with Zero debt for a home loan? What is the monthly payment going to be?

my boyfriend purchased a house in which his brothers also live. we went out of the country for one year and came back to a mortgage payment ($1,500) monthly that had not been paid in 7 months! they were threatning to foreclose and almost did but we worked it out. he is now considering selling the house back to the company. what , overall will this do to his credit (or whats left of it)?also, how much do they normally pay back for the house considering that it is still in decent shape?? anyone that thinks they can help, please let me know!

I primarily use realtor.com, but it does not allow you to search by school district. I need a site that will display listings in the northeast (Philly suburbs, to be exact).

I am a landowner and I need to make some repairs and remodeling downstairs. The yearly contract has expired between me and my tenants and now we are just under a word contract from month to month. What can I do to ask them to move out?, How many days notice do I have to give them?, etc. I live in Colorado, if this makes any difference. Thank you!!! I dont want to get sued!!!

We signed a purchase agreement for the house we live in(we are renting for the first year (rent-to-own), but after living here, we have found things wrong with it and also we feel we are being taken advantage of in ways. With that said we are having our doubts of wanting to buy the house anymore. So we are wondering what happens if we were to break the purchase agreement?

I'm considering moving out soon, although it may not be a choice, since the house may be foreclosed on soon. Any suggestions for starting out? I bring home about $300 a week. How much should go towards rent and how much should I save back?I have a car payment of 115, insurance of 184, cell phone and internet combined is 100. Car gas is 125 and food is 125 a month(estimate). Thanks.

Just like landlords are doing to tenants. As many of you already know, there are many sinister, unethical landlords whose character is questionable. Many of them have complaints and lawsuits against them which would be beneficial for tenants to know too.

Hi,

I am looking for a source of both timely and accurate data of actual home sale transaction prices to cover the South bay of Northern California. I am aware of Domania and Tulipa but they appear to either lack timeliness of information or accuracy. Ideally I would like access to the type of reports that relators can provide indicating actual transaction price, address and a brief description of the property. Is there a service one can subscribe to provide access to this information for non real estate professionals?

thanks mike
