It already has a listing number and it's been nearly a month, but I can't find the property on Realtor.com or anywhere else.

Wow you must ask how many other property's are not on line or being held back to short the market.
As a buyer you want to see all that is out there, As a seller you want it out there also yet ehy seem to be holding back on this information. As you know this information is not in one place any where. Even if you use a Realtor and they use the MLS the one thing they do not tell you is there are several MLS and they do not cross list. Also they do not list new homes, forecloses , short sale and the list goes on.

You always hear of supply and demand well this is how they have shorted the supply and Guss what is drove up the prices and now the bubble is breaking.

What is need is mandatory, public assailable ran MLS for all property bought and sold ran by the county. Then you will have a fair open and honest market.

IT seems very apparent the the Realtors do not have other best interest in mind and not the general publick.

It depends entirely on the realtor. Some never get to realtor.com. Some can get there the same day they go on the MLS. If you really wish for your home to appear online (zillow, realtor, mlslistings, trulia, etc.), specify that with your realtor.

answer #a million, frequently in case you pick to proceed renting through employ, you're doing it properly. anticipate your tenant to pick to understand what is going to modify in the previous they settle on to stay, together with how a lot is the employ going up, are they going to ought to take over mowing the backyard, etc. you should do an inspection in the previous you grant to resume the employ. you may no longer pick them in case you detect they have damaged some thing. you need to be doing an inspection once a month. Have your employ receipts printed with the knowledge "it truly is your note that the apt. could have a walk via inspection on (the subsequent date) (insert easily date) even as the employ is due." The courts have held this meets the a minimum of 24 hr earlier note. you're giving them a months note to stash some thing they don't pick you to make certain. answer #2 you're being worked. you've a foul tenant who does no longer position having an section to stay very intense on their record of priorities. provide the thirty days note to flow and then be prepared to flow to courtroom for an eviction even as they fail to flow. If the decide ask why you're evicting the tenant, instruct him the files proving she is late paying employ and bounced a examine. both are grounds for an eviction.
