I am a landowner and I need to make some repairs and remodeling downstairs. The yearly contract has expired between me and my tenants and now we are just under a word contract from month to month. What can I do to ask them to move out?, How many days notice do I have to give them?, etc. I live in Colorado, if this makes any difference. Thank you!!! I dont want to get sued!!!

you could be held up for up to 90 days..or more if they are seniors or disabled

just ask them...what they need and they may go faster...

and do serve them when they give you a date..
i havn't had to pay someone to leave but have heard of it..
i usually give a free months rent.......
hate to have tenants angry and cause damage

I believe it is 30 days minimum for tenants in good standing. Depending on how long I had been there (and how much stuff I had) , 30 days might be considered rude unless this is a small, sparse unit.
Tell them now you are planning on doing the remodel so they can begin the search for a new place, and check with your local rental authority about the required move out notice.

Just google your State Gov and check the laws.
As a fellow landlord, I know you'll have to give them a notice at least. I've done it before by
giving them a notice and cutting them some slack on the rent so they'll have the money to move on.

Since they haven't signed anything give them 30 days. You want to raise the rent when your done anyway. You can't get sued...you have no contract with these folks.

Sounds like you need to consult with an attorney! 30 days notice seems to stick in my mind though, but DO consult with a lawyer to make sure you follow the right path!

In California you have to give a sixty days notice, and you do not have to give a reason.
