You are going to have a tough time with that if she doesn't agree to be removed. Will she agree to let you sell?
You are going to have to contact a lawyer on this one. You should never, ever add anyone to your deed. Not a son, daughter fiance, mom, dad, nobody. It always ends up in this situation.
Why did you add her in the first place? There are other ways that you can make sure she gets the house when you pass on.

Mommy is in serious trouble. The daughter doesn't have to agree to anything.

To anyone reading this: NEVER ADD SOMEONE TO YOUR TITLE THAT ISN'T PAYING THE DEBT ALREADY. It's just a bad idea.

Daughter needs to sign a quit claim deed, or mom has to take her to court. No other options.
