The Property Management Agreement will outline the specific responsibilities of the landlord and agent. In brief, the manager is usually responsible to market the rental, show to prospective tenants, screen applicants, negotiate and sign leases, collect rents and deposits, coordinate maintenance, mediate disputes, perform periodic inspections, and provide periodic statements of accounting to the landlord as well as year end tax paperwork (1099) showing gross rental income.

In my experience, many do all of the above. But some hire others to take care of the second item ("fix things...").
