It has been listed with them for 6 months and they only had shown it twice. In this time I have had 2 different agents that have really not done anything for me. I need some advice on what to look for in a new realtor and company. I know the market is bad but many homes around me have sold in the past 2 months. I am in Michigan.

A quick sale on the house is not an option, so please do not post with that, foreclosure is the only option, its not my house.

Anyways..

The house paymet was due on June 16th. I read that an average foreclosure takes 102 days, is that after her first missed payment or what?

When should we expect to be evicted? October 16th at the earliest right?

Thats the earliest, but they have to auction the house and stuff right?

Hi I live in Sharon PA, and I own a house which I rented to a family from June 30 2006 to June 30 2007. On The 2nd of May 2007 I wrote them an Email telling them that I dont want to renew the lease that that Im moving back on the property at the end of the lease. They replyed that they understood and that they would look for a new home.

On June 27th I got a called from the tenents telling me that they found a new place but because of repairs needed it wont be ready for 3-4 weeks.

I told them that its not acceptable that I intended to move in a week and that they should leave the premesis by Jun 30. I was told that they arent moving and that I couldnt make they move until they were ready.

What can I do?? Can I move in ontop of them, since it is my property and they can show a legal document that they have a right to be there??

my son and his girlfriend are trying to rent an apt. but were turned down for a 1 bedroom, because they have a 18 month old son, and were told only 2 people per bedroom in Santa Clara County, is this true? They can't afford a 2 bedroom, they are only 20 & 22. They have found only a few they can afford with rent about $850.00, but have to move out this month and have no idea what the housing rules are. Any info or ideas would be very helpful, thanks.

I guess the tradional answer is yes. But when you buy a home, you have soo much more costs, including maintenance, higher taxes (school, property, etc.), higher bills, etc. Plus you are also paying a lot of interest for a 30-year mortgage.

We have told our landlord we intend not terminate our lease which is due to expire on 26th July, He says we must give him 60 days notice and that the lease is on a month on month basis after the initial 6 mnths. Is this legal?? do we need to give 60 days notice?? Can we terminate after the lease end date??

I'm house shopping and have some reservations about buying the biggest suburban house I can afford. Here are the facts that concern me:

1) Energy costs are high.
2) Whether the U.S. comes up with more alternative energies or just keeps using the traditional sources, costs can go nowhere but up. (Coal, oil etc. are still available but harder and more expensive to get out of the ground; and windmills, solar, etc. are going to require big up-front investments that are going to make these forms of energy expensive too.) So energy costs can only go up.
3) Big houses will have huge utility bills 30 years from now, so demand for big houses will probably plummet as fewer people will be able to afford their long-term expense.

Will anyone want my big house if I try to sell it 30 years from now?

I am wanting to buy a house with some land but I really don't have much money. I don't know where to look without paying $40 a month, money I really don't have. I just want a small house for me and my fiance and our pets. I have an area picked out where to buy and its pretty cheap. Any help would be nice. i was wandering if someone can help me. my fiance lives with me. we had a huge leak in our kitchen, and it took like 2 months for the landlord and maintenance crew to do something about it. we went over to my fiance's parents' house for a few days. (this was during last month) after that, he came back a day before the landlord and maintence person was going let us know when we can come back home due to severe mold and mildew problems. (the landlord and maintence didn't want anything to do with the severe leak and mold and mildew problem) my fiance also came back by himself to check on my hamster. the game systems were still there before we returned home. now, the next day later, (05-15-2k7) the game systems were stolen. a ps3 (worth $600) and an x-box 360. (worth $300 without the built-in hard drive) the landlord's building insurance company won't replace my fiance's stolen items. the next day after he reported them stolen, we received a "notice to quit." is the landlord right?

The listing is in the Napa Valley of CA and has a beautiful view and surroundings, but the gun club is a major issue especially because the police department uses it 4 times a year and the noise is tremendous on those 4 days.

I'd like them to leave. The relationship has gone sour and they have damaged our property. When new prospective landlords call, can I be evasive? Can I just say they paid their rent? Can I lie? No one is going to want them if I tell them this.

I tried some of the companies which promise to buy houses but no one calls me back. My mortgage is current and I am in no danger of foreclosure. The house is in good shape, in a good neighborhood, taxes are 1600 and two different CMA priced it between 60 and 80K. There was flooding near me in 2006;my house, and the entire block it's on, did not flood but people don't know that unless they look at the flood map;it's also on a busy road. I'd like to move before Sept. when my kid starts school again and a regular person, not a buy houses company, offered me 65K for it but I absolutely can't afford to let it go for less than 68K since I have to pay off my mortgage and cover expenses to relocate (my reason for wanting to sell in the first place). 68K is dirt cheap because there are many things a person with money could do to improve it's value and resell (a 3rd bedroom, a pool, a cover for the patio). How and where can I find a buyer for my house before September when school starts?

My house has been on the market for about 6 weeks , how can iget it to sell quicker , without selling it for nothing , we are emigrating so i need to get as much as possible for it but it seems not to be selling we have had 5 viewings but they are not in a position to proceed until they sell their homes,i am torturing the estate agent but they just say well we v sent it out , i know they cant pull people in off the streets just wanted any extra ideas , have declutterd redecorated in neutral style scrubbed until have no fingers left and does anyone recomend using a couple of estate agents..or indeed doing it them selves..?

Just accepted an offer on my home, and the buyer is having it inspected this week. As far as I know, there are no major issues with it. It's 11 years old, structurally sound, no termites, etc. What could come up that I'm not aware of that could sour this sale?
