I am wanting to buy a house with some land but I really don't have much money. I don't know where to look without paying $40 a month, money I really don't have. I just want a small house for me and my fiance and our pets. I have an area picked out where to buy and its pretty cheap. Any help would be nice. Contact your local bank and ask them if they have any SHIP PROGRAMS or SHIP LOANS available. These are government loans that you do not have to pay back and they pay for your closing costs usually also. There are some restrictions and different states vary, but normally you have to live in the home for "X" amount of years before selling otherwise you would have to pay the SHIP loan back, and you usually have to fall into an income bracket of some kind, but these programs are usually available to people who qualify for them.

Banks also are required to do a certain amount of community loan programs to people with bad credit. So check into that as well.

There are a couple of places to check out that might have a program to fit your needs. Most likely these will not be grants but low interest loans.

The first place I would check out is Rural Development they have a loan guarantee program for low income families. Then I would look into HUD programs.

Unfortunately, I do not have the web site address but you should be able to google them and look more into the programs that they have to offer.

One more thing.... it might be possible to actually have the owner of real estate owner finance which is like rent to own.

Actually there is a little, but it is designed to help lower to moderate income buyers. So to qualify there are income limitations. In some states the "grant" is a loan that you do not repay and is forgiven a certain percentage per year you own the house, but if you resell to quickly you have to repay the "grant". The "grant" is not enough to buy the house, but close to enough to cover the down payment and closing costs. In addition there are specially loan program to further help you. You can find this program at your State's housing department under various names. Just look for "home buyers".

You aren't likely to find grant money. Most of the time, what's available for buying a house is loans.

Despite what the guy in the question mark suit says, there isn't grant money laying around to be handed out.

You need to try to tighten everything up, save save save for a downpayment, bring in more income, improve your credit score and get yourself in a position to buy a home.
