You will need lots of money to cover cash flow issues I would think 6 months or more living expenses. Also if you have kids you will have day care issues if they are little since you may go out mostly nights and weekends and have little short work period just taking papers to be signed any time.

I would say no, it is a very time consuming job, working a lot of hrs on the weekends. Also it is not a steady paycheck, and without another income, and a mouth to feed, it could be very hard for you at first. Once you have worked at it for a while it can be a very rewarding career, but a tough one to begin.
Good luck,

The first two years are tough, money is sporadic, as you only get paid when you sell something. There will be a bunch of expenses, and not alot of money coming in.

You have to have reliable, short notice babysitting, as our clients will want to see houses and you will need to be available.

Another downside is benefits. Although benefits are available through my local association of Realtors, it is REALLY expensive.
