My house has been on the market for about 6 weeks , how can iget it to sell quicker , without selling it for nothing , we are emigrating so i need to get as much as possible for it but it seems not to be selling we have had 5 viewings but they are not in a position to proceed until they sell their homes,i am torturing the estate agent but they just say well we v sent it out , i know they cant pull people in off the streets just wanted any extra ideas , have declutterd redecorated in neutral style scrubbed until have no fingers left and does anyone recomend using a couple of estate agents..or indeed doing it them selves..?

sure wondering star its in an area called eaglescliffe and is already competitively priced for a 4 bed 164 995 as there are many in the same postcode andin the next street for upto 100k + our si slightly smaller in dimensions but i mean only a foot or two.not sure what else ot add without adding the link ...lol

Obviously, with the real estate market the way it currently is right now, a lot of houses for sale and not as many homebuyers, it is going to be hard to sell your home very quickly without pricing it slightly below market value. Your Realtor can only do so much. Is there anything that really sticks out with your home right now as to why your home should sell before the others in your area? Can you do something to your home to make it stand out above the rest of the homes being sold? You could possibly telling your listing Realtor to offer an incentive of an extra $1,000 to the Realtor that brings clients to your home and it sells as long as it is done within 30 days. You could try offering an incentive to the potential buyer that if they close on your home you will pay for their first year of homeowner's insurance or you will buy them a nice refrigerator, or a flat screen television as a housewarming gift, etc.... Giving something back to the buyer may be enough to entice them into your home versus buying a similar home down the road. Good luck to you and you will definitely want to use a Real Estate agent versus doing it yourself, especially if you need to sell fast.

Here's what you can do to make your house sell a little faster:

Pay a 1% commission bonus to the Buyers Agent if under contract in the next 30 days. I'm assuming you're paying a 3% Buyer Agent commission right now, if you're not then that could be a problem also.

Offer some Buyer incentives such as pay some of the buyers closing costs, maybe offer a home warranty, or offer to pay first year of taxes.

If doing these things doesn't sell your house fast, then odds are your home is just over priced

It sounds like you have done everything that is right, and yet your house does not sell, it is the market and unfortunately it is not going to get any better any time soon. The glut of homes, and the reduction of eligible buyers at this point in time does not bode well for sellers. Afford ability of homes, along with the taxes, utilities, gas prices, heat etc have outpaced wages by double digit increases. Equities in owned homes have gone down with ll the second mortgages and refinancing that has prevailed in the last 5-10 years causing people to have to ask more for there houses than they are actually worth. Kept artificially high by the speculators, realtors, and taxing bodies as with the dot com era of the 90's a correction was needed to, and is being made. We can turn a blind eye to it as we did in the 90's but it is happening starting with the Subprime market but steadily moving upwards.

We have been on the market for 6 months!Have had 12 viewings.no offers and the majority of those have not even sold their own.They are time wasters and it drives you mad. I was going to make the same suggestion number one made.Auction,but it is a mine field and you may get a lot less for your property than you want.You could try an "open Day" get your estate agent to organise that. Good luck I know how frustrating and stressful it is.

If you live by a military base, have the realitor give the housing office a couple flyers to them for incoming military families. that's what we did when we sold our house in Corpus Christi Tx. You can also put it in the penny savor, put up flyers, any place that you can think of that will bring attention to your house being sold. Also, make sure your house is as clean and clutter free as posible. Your realitor should have told you that though. A dirty and cluttered house is one of the major things that will drive people away from even wanting to look at the whole house and wanting to buy it. It did with a few houses for me.

in certain areas houses are sitting that is the facts, besides lower pricing it will be a waiting game remember it is a buyers market in most areas not a seller

summer is when lots of people can purchase..
kids/children being set up for new schools
if you lose the summer market..
you will probably be stuck..
if you don't get an offer soon..
Listen to your "agent".........they do know how to get the market moving...

if all they have done is "sent it out" then they are not selling it are they, push for more & make them work for their money.

it would be interesting to find out how much your house is & where it is tho.
could you let us know ?
