The listing is in the Napa Valley of CA and has a beautiful view and surroundings, but the gun club is a major issue especially because the police department uses it 4 times a year and the noise is tremendous on those 4 days.

Ask to see if the gun club will buy it. Possibly for another club house, or for more room i.e. a sound and or safely barrier.
Advertise in their news letter, and on their bulletin board. Mail out information packs or letters to the members of the club, the club will more than likely give you a roster.
Prospect the gun stores.
Advertise in shooting and hunting publications

Who was there first you or the gun club, maybe there is compensation from the gun club (because of the noise).
With the compensation you could sell at a lower price and still get the dollar amount you are hoping for.

Market it to police officers or employees of the gun club. That way during those 4 days when the police department uses it, the owner won't mind the noise because they will likely be at the gun club.

market the listing with a three year membership to the gun club and run the listing with the local nra club.
