over the past two years myself and 5 others have lived together in a rental house while attending university. during the course of our 2 years there have been wear and tear on the house, like scrapes on the wall where couches touch and scratches on the floor where chairs are and have been dragged. does the landlord tenant act protect us from paying for wear and tear or should we expect to pay to fix the dents?

I'm a NY attorney, and NY allows attorneys to automatically become a licensed real estate broker ($150 fee) after passing the NY bar. My wife and I are considering purchasing a house, and we are trying to figure out why we should let a buyer's agent take the fee on the purchase if I have a license.

me and my husband are planning to move into a home that we are currently renting out. I'm trying to understand all this "house stuff" and asking alot of questions. My husband is a momma's boy and sometimes that isn't SOOO bad. BUT she does have alot to do with things in his life. and I just found out her name is on the DEED to OUR home! why is that so? I can't get a striaght answer from my husband. I'm asking what does that mean with her name being on it to and I want it off regardless. I think he isn't sure what it does with her being on the deed. Personally I think she is a wack and want her name off NOW! question again is..WHAT DOES THAT DO? with her name on the deed too, and how can i get it off? THANK YOU so much

I was thinking about going into real estate and saw that a background check is mandatory for getting a real estate license. Will I be able to get a license if I have a marijuana charge in my history? It said that I would have to fully explain the nature of the offense, but will that preclude me? It was a probation before judgment ruling.

Its on a 1.6 acre lot, the house has been bricked around it and has a concrete porch, they bought it for 60, 000, in 1997, and along with the bricking and concrete spent about 10,000 more. The land is not worth very much, about 2-5,000 but are asking a crazy price.

I moved into a rental home 1 mo ago. I told landlord about bad staircase. It is unsafe not to code etc. She ignored it. I then cut the back of my leg on a nail sticking out on steps of stairs. I went to dr and had an infection and had to get a tetnus shot. An attny. advised me to ask landord for her insurance info so I could contact them. She says she doesnt have any. I dont believe it cuz she owns several homes. I told her I would contact the county code people, and she is very upset. How do I go about pursueing this now, not large enough to obtain an attorney.

I am in a land contract. my contract was signed on 1-27-06. Friday we went to make a payment and they had told us we were late. In our contract it sates we are due the 27th of each month. Also when we asked for a copy of all our payment history the info was different of the paper than the contract. Our intrest rate is susposed to be 87 percent that is what is in the contract. They are making us pay 9.5 percent intrest. So the whole time we have been paying on our house we have been paying 1.5 % more intrest than what we were susposed to. everytime we we make a payment only like 50 dollars goes to the princapal.. in one year i paid 6148 to intreest and 604.68 to principal and 1543.68 in escrow. what do we do. please help

I've grown a lot over the past month. I've learned that it was my fault my security deposit was taken, my fault I was getting sued by a credit card company, and my fault my life hasn't gone the way I wanted. Now I paid a settlement with the cc company, dealt with my security deposit being taken, and grown up a bit.

So, to landlords: tell me about the crappy things tenants do, so that I know never to act that way with my future landlords.
