Hi helpers,
i have a dilemma.. my parents' immediate neighbours house has been repossessed as the landlord had failed to repay mortgage payment to the lender. the current occupiers were renting the house, but they have been chucked out as the bailiffs have locked the house. the normal procedure is that the house will go up for auction, but i ideally want to purchase it before it does- so that i can live next door to parents - free childcare etc(!). how can i find out who the mortgage lender is? do parents have first refusal - being the neighbour? the landlord had given the house to the local council to rent out to DSS people etc. what do i need to do, as i know if another property developer type person takes over (like the last one), the house will be in disrepair as its not really taken care of... PLEASE HELP!

Condo and apartment are pretty much same size, both are in great locations. Would it just be a burden to have a mortgage on a condo and pay all of theose othe fees. I do want to own my own property one day, but its not a huge deal if I don't b/c I don't plan on getting married or anything. Any suggestions are appreciated.

I just found out by getting served with eviction and court papers, that she had used my name to rent the home. I instantly called the landlord to let him know that it was not me. I feel bad because she has 3 young children and he said that he was going to press fraud charges on her. How much trouble is she going to be in? Anyone? I need to know if I did the right thing or not.

My husband and i are about to refinance our home to get his ex-wife off the loan (she has signed the quit claim a while ago) anyway since we have to refinance I was wanting to take 30K from the equity to fix up the house.

well in my budget i have it so we pay the house off in approx 18-24 months. and i was wondering what would be the best way to refinance. I was thinking maybe a 5/1 Arm so it would give us a little cusion (for the uhhh ohhh moments)

Being able to refinace for the money would be eaiser to make one payment to the house then try and skrimp and save for the contractor. Plus people tend to live within there means and i am afraid if we dont get the money then we will not be able to do the house up nice. We can easily afford 2000-2500 every two weeks each.

I was also contimplating a simple itrest loan since we always pay early and make extra payments every month. (thats how i do my car~it will be paid off in december.

I am just not sure what is the best.

Is there a site that can calculat the price per square foot in any given state? Obviously there will be other costs. Cabinatry, appliances, windows, tub and toilet, etc.

Well, my house was like 725k like 3 months ago, and i checked today and its only 650k! Has the market actually crashed that much?? Cause my neihbors houses didn't change at all.

Which is less expensive?

Is it easy to buy it on your own?

I mean what do you really have to do...write an offer, have the house checked out by an inspector, have title cleared by title company.

I asked earlier about the MLS. I find realtor.com does a good job at listing properties. The only positive I could see from getting a buyer's agent was that they "may" have more listings. Right now I just checked it and based on my criteria I found 33 properties. (One small town of 12,000) My issue is I already had this run around with an agent. I wanted to go to $75 G and they asked if they could take my search up to $100 G. I said no and they haven't talked to me since, nor have I gotten any new property listings. It gives the whole idea of an agent a bad taste in my mouth. How much would an agent charge anyways? Do they get a commission? Or are they just paid from the commission at the end of a sale?

NO SALES PITCHES!

I live in an apartment that is poorly managed by people who are incompetent in their job. They do not know how to manage. Is there a way for me to get in touch with the owner and offer my service? I am really into computers and logistics. I am also into business and enterprise building.

Managing an apartment should not be hard, I think. First off, I will get rid of all the people who do not meet standards with the community (there will be legal issues, I sure of it) then I will cut on some basic cost by outsourcing and redirect the funds to improve cleanness. I will then invest in some vending machines that offer everyday wants (snacks, soda, etc...) Profit gain from such venture will be use to pay for security portal and stuff.

If I am able to get all of the bad people out of this apartment, I will be able to attract clients that are creators and not destroyers. They will keep the apartment clean without my needing to tell them.

We recently put down $5,000 earnest money (required by the builder) for a house we want to buy. But, I have been looking at recently sold homes in the neighborhood and none of them are as expensive as the one we want and ours is a little smaller then the rest of the house's recently sold. If the bank appraiser doesn't appraise the house for the asking price, can I get my earnest money refunded and back out of the deal?

A man is selling his mother's home that recently passed away. He said it is priced low bc there is about 10k of work to be done to it (but nothing detrimental). We have the money and could move in tomorrow, and the house is livable. He said there are other buyers, but who knows if that is true. Should I try to get him to sell for 18k? Or does this sound like a firm price on a house w/3.5 acres?

Father paying child support is now current on payments, but still owes a large amount. It isn't listed on credit as a judgement. Actually, it says that it's one of his good accounts paid on time, just with a large balance owing.

I have a friend that owns a house that has her name, her brothers name and her deceased mother's name on the deed. The house is paid for and my friend has been paying the taxes on the house for the past 2 years since the mother's death. She and her brother tried to sell the house recently and after a title check was run, found out that the mother had a will leaving her 3rd to 2 of her sons. She was not aware that this will existed and after reviewing the will, she says that the signature is not her mother's and it was handwritten and notarized in the state where the 2 sons live, not where she lived. She wants to know what to do next. All responses will be appreciated.

Me and my bf are planning on buying a home next year, we were looking into modular homes (NOT TRAILERS) these types of homes seem to kinda be put together rather fast but they look completely like a normal house and they seem to be beautiful an good priced, I know its along the lines of purchasing the home kit and then paying someone to put it together.

Anyone have a good website that list pros/cons and PRICING.
