I took out a 5/1 interest only home loan last year for $400,000 (I could not get approved for a fixed loan at the time) and pay monthly payments of $2,000. Since then, our household income has gone up considerably, and I am thinking about increasing my payment to $2,500 a month, hoping that the extra $500 will go towards principal. I don't want to think about re-financing yet because we just purchased less than a year ago, but I would like to put my extra income to good use. Good idea, or bad?

I recently moved out of my apartment into a new home I purchased. I kept the apartment in great shape except for normal wear and tear. My landlord (a corporation that only became my landlord several months ago) is refusing to return my security deposit, and attempting to bill me for 2422.65 extra including 1.860.65 for carpet replacement, 42.00 for lightbulb replacement?!?!?!, 120.00 for suite cleaning, 200.00 for suite painting, and 200.00 for wall repair (there was a tiny hole in the wall caused by an anchored painting). I came into a bit of money recently and I believe the landlord knows of this and is just trying to get me to pay for renovations made to the apartment (it is an older, run down building). Does anyone knoe what my options are.....what I should do? The damage deposit was only 650.00 dollars originally. HELP!!!!

... before others have had a chance to even see them. Wouldn't it be better if they went to needy families, or something? Especially when there is so much high cost housing and rent now.

my landlord is filing chapter 7 and I was told that I had to be out in 30 days. Is this true? Also, can the house be bought for less than is actually owed?

We've been looking at houses for a while. We just relocated to an area that has mostly older homes and we've had a hard time finding one we like. I fell in love with one and it's being sold by the owner. How does this work?

Because we are moving for a job, and the company is working with a relocation company, an independent appraiser was asked to appraise our house. the appraiser did not use comparable comps and did not have accurate information or square footage. In addition, we are fronted the equity to invest in our new house but because our our apprasial we don't recieve the full equity amount. (We are talking a $100,000 difference)..... This has caused us major distress, and we might need to back out of our new house....so confused.

I am wondering if breaking a lease hurts your credit score? I am also wondering how bad breaking a lease hurts your rental history? Like if I wanted to rent again in the future....would I be turned down because I broke this lease. (this is my first lease and the first time I would break a lease. I am going to give my landlord a 30 day notice)

I owned a house which I sold a few years ago due to splitting up with a partner. I'm renting at the moment and want to buy again. I know this is probably a daft question, but am I classed as a first time buyer, or am I not because i've had a house in the past??? When the lender/broker asks me, what's best to say?

We own a property in Georgia, and just evicted a renter who didn't pay for three months, and trashed the house. We found a new renter to put in who was out of work but we took a chance on him because he was on severance pay from an old job.

Second month is here now, rent was due on the 1st, and we can't absolutely demand it until the 10th, tomorrow. He has contacted us several times, being very honest about his situation, and says that he is very sorry, he just doesn't have the money yet and doesn't know when his check is supposed to arrive.

We are losing money hand over fist on the house. He has offered to pay us a good faith deposit today of $100, which is generous, except that if we accept any partial payment, we lose any legal grounds that we have for evicting him if we need to.

What are some good options? We are sending the demand of possession tomorrow, as required by law, but would like to work something out. What is a reasonable time limit to tell him when to pay?
