I would suggest RUNNING to a bank or credit union to apply for an emergency loan. It seems that you may be in the bind that someone before me suggested. Falling to far behind and assuming things will get better just won't work. Unfortunately, your inability to pay or just your irresponsibility will greatly affect any chance of you getting a loan. i don't know your situation, but when my husband and I took over my grandmothers house, we also gained her debts that were attached to the house. You may need to scour and find a real estated lawyer that deals with sort of situation. If possible, the lawyer may be able to get the process paused for a short while. if that happens, you will need to go to any bank and weigh your options. Applying for a small line of credit, and even consolidating. You may be able to do this with whom ever you have your mortgage if you have one. When we pay our mortgage every month, only a portion goes towards our actual mortgage. The rest goes into an escrow account. This account takes care of our yearly home insurance premium, which is paid off at once, and our property tax which is paid with two payments a year. we also applied and were approved fro the STAR program which lowers the school tax that we pay every year. We were paying to our district comptroller(tax clerk) every year trying to keep our house off of the auction steps. it makes no sense to put so much money into you home just to lose it to someone who shows up with a portion of the money. Once you are settled, which i pray is very soon, take every step to keep your self on the up side. i am 31 years old and my husband is 42. We have 5 children that depend on our decisions. Procrastinating is a way of life for a lot of people, but sometimes our ways put us deeper and deeper in the ground. This is not going to be an easy thing to take care of and it will also affect your credit, which in part will affect your for a while. Learn from your mistakes and do better. Good Luck. P.S. You may try talking to your boss and asking for an advance of your pay. if they say yes, it will be painful hen u need the money come pay day but this may be necessary. You never know until you ask. This may be an embarrassing situation, but asking for help is better than suffering. Who knows, your answer may be right in front of you.

You didn't say why you are losing your home so it's really hard to answer.
Read Dave Ramsey's book first of all. Second of all, if you are losing your home then you have either been very irresponsible or very unlucky. You can sit around and wait for someone to fix your mistakes or you can do something about it. Assuming you are buying this home, try to negotiate with the mortgage company and come up with a payment plan so you can catch up. If they say no, they say no.
The foreclosure process takes awhile so this can't be something you just found out about. IF you just got the first notice then there is still time. Try to sell your home because it is obvious that for whatever reason you can't afford it. IF you can't afford the payment, refinance and lower your payment. There are all kinds of scenarios/solutions that could be possible depending on WHY you are losing your home.

I am sorry to hear about your problem & hope you haven't waited too long to ask for help. I had a similar problem about 5 years ago. My house was put into foreclosure but I was lucky enough to come up with the money to get it out. I did everything I possibly could think of, had a yard sale, borrowed from everyone who was willing & cashed in most of my 401k just to save my house. I got behind due to illness & inability to work & now that I'm on disability, I am putting my house up for sale because I can no longer physically or financially maintain it. A house is nice to have but it has to be paid for & kept up. So if you don't have the means, you might consider selling it. If you are going to do something, you need to act fast because once they start that paper work on a foreclosure it's only a matter of time. God Bless you!

Is it going up for sale on the courthouse steps on monday?
If not, you still have time to negotiate with your mortgage company. They dont want your home back. They just want you to get current on your payments
If it is being foreclosed on monday, this is not the 1st time that you have been notified of their intent to forclose. ( letters would be mailed for at least 2-3 months) This also means that you have not made your house payment for at least 2 months!
GOOD LUCK.

I have placed this in the source box. There is a wealth of information there and a great free debt management software program. I bookmarked the site as I return to it often for the advice it offers. I hope this helps you. I bet you wish you had this before now too.
