Renting & Real Estate - March 2007

I am trying to get an apartment in Conroe, beginning May or June...I need to save up a bit first.

I need a non-smoker since I just quit. Don't mind if there are friendly well behaved pets but I don't have one so you take care of deposits etc.

I have some extra furnishings to offer the space.

I am pretty tolerant of any lifestyle, don't care if you are a guy or a girl, would rather not live with kids.

Looking to share housing in a good neighborhood, up to 300 for my portion of the rent. More than one roommate is fine but I want my own room and at least a fighting chance to use the bathroom. So let's not pack the place to the rafters with people.

Ideal arrangement is a house, then apartment. Not opposed to living outside the Conroe city limits, towards Cleveland or New Waverly. My job is out in the sticks there.

I am working on neatness, not a space hog and relatively quiet...plan to be pretty busy on my own so I don't NEED you as a friend, hope we become friends.

I have recvd names and addresses from Tax records but how can I be certain that the name I have is actually the person who resides there. I can address the envelope with their name but on my letter I dont want to offend anyone in case one of the family members has passed, or divorced etc.. What can I write on my introduction instead of Dear Mr. and or Mrs. Goob........

My husband and I found our dream home. But trying to buy it has been a nightmare. This home is a foreclosed home in great condition and a fairly descent price. However, we made an offer on it and next thing we know another offer had been made at the same time. The house had been on the market for a long time but recently with a reduced price. The bank has upped the price because two offers were made. We already paid the earnest $$ and now we are fighting for the house. Now the mortgage company wants us to finance through them instead of our bank. Their apr is 12% while our bank is 5.6%. Now I think the mortgage lenders are going to give the house to the person who borrows from them.
Is this legal?

I was wondering if I could put both my home loans into one loan? I have an 80-20 loan. My 80% loan is at 6% intrest and my 20% loan is at 11% intrest. Why can't I have a 100% loan and maybe a 6-7% intrest rate? Can anyone explain this to me? If this 100% loan isn't possible, does anyone have suggestions on what I could do? Oh, and I don't want any cash back or any of my bills included in the loan. Just the house. Thank you to everyone!

Our landlord was so picky about everything that when we didn't mow our lawn for a week she said we had to hire a gardener and it had to be one she approved of. Any way can she keep all of our deposit for things like the carpet needing to be stretched from people walking on it? And since I had a dog she has already complained about how her windows might be ruined because my dog looked out them all the time. There is nothing wrong with the house and we lived in it for over a year. Can she take my whole deposit?

We have a chance to buy a 3000+ sq ft building in our downtown business district. It was built in 1948. It holds 2 halves and one side is currently rented. We want to move our business to the other side and we were told from the owner that he is looking to sell the building. The building is for sale for $125,000. We need 20% for a down payment for the bank(financial company) to loan us the rest. We can come up with $12,000 and are looking at getting a small business loan for $30,000, to consolidate $8000 in credit card and get our down payment. I'm in the $50,000/yr income level at my job.
The loan payment would be $731.50/ 30 yr and the $30,000 would be $618/5 yr. The renter pays $630/month currently for an 18 month lease. I'm told this is a great deal by some people. Is this the right move? Are there other financial things that I should know? Should I go a different direction on the financing? Where is Suzy Orman when you need her

I have not been able to rent or sell my house and had to do repairs, they cut the air conditioning power lines, ruptured my sprinklers and the landscaping is dead. Can I sue in small claims for the cost of lost rent and repairs? They are also claiming bankruptcy, what happens now? My property is in California.

I lived in a rent home for about 6-8 months inbetween that time my landlord gave me items that were in the house before I moved in. Some items I had to pay her for, which I did before I moved. Well, I did not give her any personal information before moving in, she does not know my birthdate or social security number. When, I moved she went biserck and said she was going to file charges on me for taking $1500 worth of stuff, which I paid for and I have documentation of it. Could she sue me if she does not know my where-abouts, and social security number or birthdate (just my name), she has no right to sue me but it kinda just creeps me out. her saying that.
IS IT POSSIBLE?
SHE DOES NOT EVEN KNOW ANYTHING ABOUT ME SINCE I MOVED NO ADDRESS, PERSONAL INFORMATION...ONLY NAME!

On March 6 2007 I foolishly told a neighbor who sold his building that he could store a few things under my condo building for 30 days on the beach in California. Well, a few things turned into a huge pile of stuff in the way of some construction we are doing.
I do not have his number or any sort of address.
The other owners want the stuff out and I have made amends to them for my error. How should I handle this so it is fair and legal? I KNOW I REALLY GOOFED-UP!

I want to live up north, and I'm working on thinking about moving out. It took some time, but I think buying may be a better idea than renting. I mean, why pay $800/month rent on a house if you can pay half that as a mortgage? Anyways, I know I want to live up in the general area of New England, and my mom said Massachusetts because my Oma and Opa would be near by, but I don't want to live so close that I'll run into them at the grocery store. I first went looking for houses for sale, and they are well priced *i think, but all i have to go on is pictures*

Now, how many job oportunities are up there? What's min wage? Cost of electricity/gas and such? Is it a "big" city in terms of with mall and theaters and such *i already know there is a mall and theaters, actually*?

Anything you can tell me will do me good. This summer I plan on going to check things out, not looking to buy or get a job *yet* but just to see if it's a nice area.

Thank ya much.
