I have recvd names and addresses from Tax records but how can I be certain that the name I have is actually the person who resides there. I can address the envelope with their name but on my letter I dont want to offend anyone in case one of the family members has passed, or divorced etc.. What can I write on my introduction instead of Dear Mr. and or Mrs. Goob........

Use something more general like" Season's Greetings!" to begin and proceed to introduce yourself as new comer to the business and the area.Tell them more about your plans to serve them.Add any unique features your business has and enclose a feed back envelope requesting them to send personal particulars of the Decision maker of the family, to enable you to present more details or offers. This second contact can be more correctly addtressed, based on such feed back.

Another technique tested by me was to identify a few houses in every locality and check out from provision shops, Saloons etc in the neighborhood to get the exact addresses and details of as many houses as possible. Launch the campaign with them and then expand to their neighborhood in like manner.
Success comes to those who dare and act. Go ahead and mail those letters.You can always make amends as and when any mistakes are detected of the kind you mentioned, and convert even those situations into opportunities for developing business.

Usually in that case you would address the envelope to


Mr. & Mrs. John Q. Doe
or Current Resident

and the letters inside to

Dear Sir or Madame,
Dear Sir/Madame,
To whom it may concern,

Call your title company, get them to give you a farm list of the names you have from the tax records if they are all in one area. Which you should be mailing to one area. That way you will know who lives where and the names of the individuals.

Cross check the tax records you have against the farm package you got from your title rep.

You want the letter to be as personal as possible.

I would address them with the names of the tax record after cross checking them against the farm package from the title company.

You can just address the letters to RESIDENT. Or alot of the time you see the name with OR RESIDENT after it. In the introduction say Dear Neighbor...or something to that affect

I would avoid farming all together.. It's a waste of time unless you actually get to know the people.. Mailing the lettters is simply planting the seeds, you have to actually talk to the neighbors so you can cultivate the farm once it grows into something.. It usually takes 18 months to cultivate your farm..

Usually the salutation "Dear Sir or Madam" is used.

That is the appropriate way to address those that you do not know.

Just put the persons name on it and underneath write or current resident....
