I am trying to find foreclosure listing that I don't have to pay for, but I haven't found any yet. I was told that there are some, but I can't find them!!

Call your local title company and ask them to e mail you their pre-foreclosure notice of default lists. They will do this for free and expect you to in turn use them for title insurance and escrow services in the future. As for post foreclosure lists (foreclosures) you can go to HUD.gov and get theirs and other lists from their links for free also. The only thing you really need and something that is worth paying for is a spreadsheet program made for your area that will sort the better leads for you. You can make your own also in excel but will need the formulas for the columns. I can send you a sample for free that you can adjust for your specific market.

The foreclosure websites are not free.

The only people who work for free in sending you daily listings, are your friendly neighborhood Realtors. Best to have one in your corner. Normally the Seller pays the Selling Agent's commissions, so it doesn't cost you a dime to have your very own professional representation.

All banks list their REO properties with a Licensed Realtor. Don't pay for what you can get for free. You also would want to avail yourself of the experience of an REO specialist. Not all REO properties are good deals....especially in the current market.

It's all from one bank though. My only other advice is to look at zip realty for keywords 'bank owned' in the descriptions.

I suggest emailing a few Real Estate agents in you area. I supply my clients with a daily foreclosure list, at no cost to them. They also get pre-foreclosures which can also be good deals.

If it is forclosed upon, then the owners owed money on it to someone or some institution. There is no way you will get a home for free. Someone forclosed on it because they weren't getting paid. Why would they just give it away when it costs a lot to go through the forclosure paperwork? When someone is forclosed upon, the bank tries to sell it to recoup some of their losses. If there were no losses, why would they be forclosed upon? There is no such thing as a free home from forclosures. Just very cheap ones.
