I think you're still ahead of the game. Look at all of the money people throw away on apartment rent, and gain absolutely zero in return. At least you have something you can sell. I had a mobile. I planted roses and added a deck and made it pretty. I got lucky and found a buyer that paid more than it was owed on. So think of this way, instead of throwing away all your money every month, your'e just throwing away half until you sell and buy a house on land. Your doing okay!

You are between the proverbial rock and a hard place. You can discuss a voluntary reposession with the lender, but don't sign anything that gives them the right to come back after you for a deficiency judgement. If they agree to this, and they may if you can prove hardship such as loss of income, health or disability, make sure to document the condition of the home when you leave it. Whatever you do, don't walk away. Not only will you ruin your credit, but you may get hit with a bill that will send you reeling.

well I have never actually been to a real estate place, but I can tell you my father and I are trying to find a cheap place of our own to stay in Maryland by looking in house books so we do not have to keep staying with his mother, and there is absolutely NOTHING. We finally thought we found a cheap mobile home in Waldorf, but I called and it turns out the lot fees were quadruple the cost of the rent

You have to ask the mobile home park. If they say "yes" and you then want to double-check whether they're telling the truth, consult a local lawyer about that. But first search Google for "North Carolina mobile home law" to see if any websites can give you insights.
