Hi - I need some help please with a complicated situation! My husband and I own a rental property that we need to sell now. We told our renters and they tried to buy it, but they weren't able to. Now, a mortgage lender has mentioned a lease-purchase to us and them?!? Our goal is to get our equity and have the home OUT of our names. Our renters (who we are very sympathetic to as she is also my sister) goal is to stay in the home and then have a chance buy it later on. They believe they will have the credit to do so in about 6 mos. to one year. They can't put money down, and their main concern is "how much per month though?" How would this work? Would the company own the house, our renters, or us? The mortgage company also mentioned in the same conversation a re-finance by us, but how would we get ALL of our equity and have our name off of it if we re-financed? I don't understand this at all, but any help anyone could give would be greatly appreciated!! Thanks so much... :)

Such as only show me houses with a garden tub, or with an island in the kitchen. I'm not having luck, and I thought this would be a rather basic offering on sites, but I'm not finding that to be true. Can anyone help?

If a person has financial problems and faces potential foreclosure but still owns their home, why do they waste what little they have on fixing it or borrowing more money to push them further into debt? They can call people like theforeclosurehelpline.com and get some money from the sale of their house to start fresh.

Tomorrow I start a real estate class hoping to become a realtor part time until I am making enough money.

I have a friend who took this same class and automatically started getting commission as soon as he sold his 1st house which was about 2 months after he started working for this firm. I have another friend who works for another firm and shes been telling her boyfriend that you become eligible for commission after you complete 2200 hrs with a real estate company. Is this true? Or is she just saying that? Or do some companies require that you complete a certain amount of hours before getting commission?

Let me know... thanks!

I have a rental that i've owned for 2 years and in the 2 years its appreciated about $30k minimum and i loose $800/month. Should i pay off the 2nd mortgage with cash in the bank so that i would only loose $400 month? This unit is in a good and safe area with a great school district. I would like to hear from experienced investors.

I have a fannie mae loan, and have paid down more than 20% of the original value of the home.
I called up ditech and they said I need to pay $300 to get an appraisal before they would remove the PMI(private mortgage insurance). I thought this was done automatically when you payoff 20% of the original value of the home.
Does this sound right ?

We have an owner financing contract that was executed nearly 2 years ago. Our clients were required to pay the taxes for the property. They neglected to do so in 2005 and 2006. Therefore, our lenders implemented an escrow account for the amount owed. This increased their payments. They decided to move out, break their agreement, and leave us with the payments until we can get it sold. What can we do to penalize them and possibly get our money back?

I heard that someone couldn't refinance her mortgage, because she pays her bills on-line rather than the old fashioned way with paper checks. Is this true? Will I be prevented from refinancing my house, because I pay all bills through on-line banking?

I have a roommate that wants to leave immediately although he has not spoke to us about it yet. He had already posted his shared room on an apartment site (without telling us again!). Does he have the right to do that? My father is the signature gurantor, but all 5 of us signed the lease that we were the ones living there. Can he do that?
