I represent a neighborhood in north Atlanta of approximately 70 homeowners. We are an older neighborhood, with older homes, mostly appraised around $220K. Compared to today's standards, our landlots are pretty big, with the smallest being around 1/2 acre.

Million-dollar gated communities are starting to go up all around us. Rather than let the neighborhood be "mcmansioned" out of existense, we are contemplating organizing to sell the neighborhood as single offer.

Does you have experience with this, or resources to investigate on how to go about this? What's the up and the down side.Thanks for all your input.

there is a house I am trying to do a short sale on. I got permission from the owner to talk to the bank. I also got a quitclaim deed from the owner. The problem is that the bank cannot find the mortgage for the house. It also never went to a sherifs sale when it was supposed to. I was wondering if the bank can't find the mortgage does that mean I automatically own it, or is there a legal process I have to go through? I would apreciate it if someone who knows a lot about short sales and real estate law to answer this please!!

Which one would be more important when getting a low interest rate on a mortgage?

Your credit?
or
How much down payment you give?

I mean, if I walk into a place and say I want to buy a house and the house is $60,000 and I can give half of it in a down payment right then and there ($30,000) would that have an effect on how much interest rate I will get, even if my credit isn't very good?

(I just can't imagine it having no effect on the rate I would get.)

I am reposting this cuz somehow it was posted in marriage..
I am so at the end of my rope with my living situation and I feel like I am gonna snap. I hate my landlady, she owns the house and lives there. I hate my one roommate that flipped out on my last night because I wouldn't take her somewhere. I just hate all of it! I love my roommate Rich and we are gonna get an apartment together but until we save the money and find a place we have to deal with a landlady that keeps us up at night making noise and a roomie that is a ghetto ***** and is taking out her frustrations on us. We have talked to the landlady and she sides with the ghetto *****. basically me and my roomie are kind and respectful and we live with ignorant savages. I know we have to get out asap but we need to find a place and save for the sec deposit and such. Anyone have any tips on calming myself down since I have pent up rage and frustration and I can even call home a home since it's so far from a refuge. Please help

I called an apartment today and they said the rent is 695 for one bedroom with all utilities inc except for electricity. They said another option is working with my income to make it a less amount for rent. Is that available to everyone?? I am a college student and I work part time making 17 dollars an hour.

Also what does electricity include?

I recently learned that my landlord has been spying on me because he thinks my boyfriend (who sleeps over a lot, but rents out the apartment next door) is living with me, i.e. - using the water (which our landlord pays for). This is not at all the case and when I assured him of that, I actually caught his car parked outside, the next day, and him looking at our apartment, while I was at home relaxing. I am really concerned that he is invading my privacy. Is this against the law?

I read somewhere that once you pay your rent the apartment is your apartment for that month. Therefore, you may request, from your landlord, his keys to your apartment and that it is his responsibility to set up a convienent time, when you are home, to enter your apartment to fix things. Right now, our landlord comes and goes as he pleases, but almost always he comes to do any work (which is pretty rare) in the middle of the day, when none of our roommates are home. Recently he has made false accusations regarding another matter and I feel as though his curiosity may get the best of him and I don't trust him to be in our apartment when none of us are there.

I am an at will tenant. I have 2 roommates and my boyfriend lives right next door in another apartment. He comes over every day, after I get out of work and we hang out. He usually sleeps over most nights. Anyway, my landlord accused me of allowing a 4th person to live in our 3 person apartment. I assured him as that was not the case. That he doesn't use any of our appliances or take showers. He has all of that at his own place. Nor does he hang out at my place when I'm not there. All he responds with is "I know what you're doing in there. I see what's going on." I think that our water bill (which our landlord pays) went up this month and he thought that a fourth person was living here. One of my roommates (who doesn't have a car, but pays for a spot in our driveway) also allowed my boyfriend to park his car in her extra spot. Now he wants the car gone because he'll have nowhere to push the snow (if we ever get any), but I don't understand. Doesn't my roommate own that spot, not him?

We have checked out 4 properties this year with our realtor. A friend suggested to hold our plan on buying a property until the end of the year another one suggested to wait towards the end of next year because he said that's when properties will really go down because of foreclosures. We wanted to get the best deal as much as possible for a first time buyer. Comments and suggestions are greatly appreciated.

I am an at will tenant. My roommates and I have repeatedly told our landlord that there is mold and periodically he will come to clean it up with some bleach. The ventilation fan is pretty much shot and makes a horrible screeching noise when we turn it on. It clearly doesn't work. He has acknowledged that we need a new bathroom, but hasn't done anything to expedite that process. After numerous complaints (and nothing being fixed), is it time to call the Health Dept.? I really want to avoid confrontation.

My landlord is a friend of mine, but he wants rent payments in cash, trying to hide the extra income I guess. That's not the issue here, the issue is that he doesn't want to accept a check as rental payment. I would rather pay with a check so I have proof of payment and it's easier than driving across town to my bank to withdraw money. I live in Iowa, is there a law stating he must accept a check as payment? I've paid him with a check once before, and it didn't bounce, my checks never do.

With house prices so high, and such large deposits needed, I'm just looking at the alternative options. So I'm just looking at the option of renting a caravan out in a holiday camp abroad.

1) Can I buy a second-hand caravan and rent it out in a holiday site, i.e. Haven?
2) What are the laws?
3) What are the costs like? Rental Income? Ground Rent?
4) What would it cost to have someone look after it for me, and can I be sure I can trust them to look after it for me?
5) What sort of occupancy rates can I expect?
6) Anywhere I can find out more? (anything else I may have missed)

They are asking my friend for social security number, bank account number and balance, Drive license number, date of birth, I mean with this amount of detailed information he could get ripped off or they could steal his identity!, why so much information and is this standard for California??? I seemed too much from my point of view!.

My husband lost his job in October and I am a student, so we have no money coming in except for a pittance from unemployment. We had some savings and he cashed in his retirement, but we are almost out of money. We put our condo on the market in December, but so far no takers. My husband has relatives in Las Vegas who have invited us to live with them temporarily, so my husband went after Christmas and began the job-hunt. We are now considering foreclosure and/or bankruptcy, but neither of us know much about either process. Can anyone either explain these processes to me, (in English - not Legalese), or direct me to a website that I can understand? I need to know everything, such as: Do I have to file in California or can we do this in Nevada? Do we contact the lender about foreclosure or is this something they do automatically? (They have been completely unwilling to work with us even though we have never been late on a payment.) Any advice/info would be greatly appreciated.
