I JUST BOUGHT MY FIRST HOUSE IN AUGUST, 6 MO. AGO. AFTER LOOKING AT EVERYTHING OFFERED I PURCHASED THE ONLY HOUSE THAT I DIDN'T HAVE TO PUMP MONEY INTO. IT NEEDED A MAJOR FACE LIFT BUT IT WAS SOMETHING I COULD DO ON MY OWN TIME. SINCE THEN I HIT A ROUGH PATCH. I HAD A REALLY BAD START TO MY PREGNANCY HAD TO QUIT MY JOB. THINGS KEEP GETTING WORSE. IT STARTED WITH FLEAS, THE PEOPLE WHO LIVED IN THE HOUSE HAD A CAT. SO I HAD TO GET EXTERMINATOR. THEN I FIND OUT THAT UNDER THE CARPET THERES NO FLOORING. THERE IS HIDIOUS WALL PAPPER ON EVERY WALL AND AS I'M TAKING IT DOWN SEE THAT THE WALLS ARE IN HORRIBLE CONDITION. SNOW IS MELTING ON MY ROOF AND THE BATHROOM VENT IS LEAKING. I WAKE UP THIS MORNING TO FIND THAT ALL AROUND MY BEDROOM CEILING IS SATURATED WITH WATER. I'M STARTING TO FEEL LIKE I'M IN THE MOVIE DARK WATER. I KNOW I GOT SCREWED BY BUYING THIS SEEMINGLY GREAT DEAL AT THE TIME. WHAT ARE MY OPTIONS HERE?? SELLING IS NOT AN OPTION AT THIS POINT IN TIME. MARKET HAS DROPED.

I had been living with my boyfriend for over a year and we were 3 mos into our 2nd yr lease when I broke it off with him and moved out. Our agreement had been that he'd pay rent and I paid utilities. I wanted us to still be friends and when I left I gave him all the money I had to cover the rest of the utilities. I've been out for 3 mos and everything has been fine, he even offered to have my name taken off the lease, (though he never did) but hes been trying to get me to take him back the entire time. I was getting tired of him constantly calling me and I told him that it wasn't going to happen -- so now he's angry and has decided that I owe him rent. He wants me to split the final 6 mos with him. My name is on the lease, so I don't know how responsible I am for this, since we had an agreement that he'd pay rent. I can't really afford to pay him rent plus pay to live where I am at now, and he's been paying without me living there for 3 mos -- he just wants to get back at me. Help!

I live in Michigan, which is 50 out of 50 in terms of economic strength in the nation. Forclosures abound, and I consider myself lucky to have gotten an offer at $10k less than what I bought my house for two years ago. That's to say, I bought for $185k, and the buyer is offering $175k. I owe $172k on the house right now. What, beyond realtor fees, will I pay so I can make a good assumption of my out-of-pocket costs?

I signed a contract to purchase a pre-construction condo in April 2005. I put down 10% of the purchase price and it was supposed to be finished in the same year. The dates kept getting pushed back and now it is February 2007 and should be finished within the next 2 months. I do not want this property anymore since I decided to move out of the state. Can I get out of this contract with my deposit?

I need to know what is the difference to try to sell my own house with a realtor agent and by my self using the companys (cash for house) the price of the house will be low?, the time to try the sell is long or short?, the amount to pay for the transaccion will be the same? or whatever difference between boths way to try sell my home.

what makes the most sence to boot a tenant from always paying rent 1-2weeks late OR getting a new tenant,,,but with that you have to do alot of maintenance...what u think?

i just asked this question..let me be more clear here:

rent is MOSTLY 1-2 weeks late, sometimes right on time tho (say 1 out of 4 times on time) and this building is somewhat older...so most appts need alot of maintenance when ppl leave...they dont cause probs to anyone tho,,,have kids,,,,,anyways what do u think now pls :)

Im moving in to my new apartment today. Its not a lease and I have to pay $600 a month, My sister is going to show me where to drop off the check for rent but the problem is I only have $550 in my checking account today. I have some more money $300 coming to me by 4:00am Tuesday. Will I be ok

I live in the state of New York (Upstate)...I live in a apartment. Which is a house with 2 apartment, one upstairs one down stairs. There is only one entrance to get into the apartments...which is also your exit as well. But before you can enter the apartment...You have to go on the porch. The porch used to have two post/banister. One of them has been broken for many months. And the owner/landlord haven’t fix it yet, he just laid it alongside of the porch. I understand he has lot of iron in the fire (other things to do) such as take care of the other houses and apartments he has. Because I know he owns a lot of buildings and stuff. But it would only take 10-15 of his time to fix. A few mornings ago. I was coming down the steps, and happened to slip on some ice/snow. I could of have some support if the post/banister was there, but which it wasn’t, and in result of that. I broke my arm. Is that my fault. Would that be the landlord responsibility to fix that or was that the tenants responsibility ? These are listed in the rental agreement

Tenant Responsibility: Good housekeeping is expected of everyone. Tenant agrees to keep quarters clean and in a sanitary condition. The tenants agree not to permit any deterioration or destruction to occur while they are occupying the property. They agree to maintain the walls, woodworks, floors, furnishings, fixtures and appliances, windows, screens, doors, plumbing and heating fixtures, as well as the general structure and appearance of the property.

Tenant To maintain Dwelling Unit:
1.) Comply with all obligations primarily imposed upon tenants by applicable provisions of building codes materially affecting health and safety.
2.)Keep that part of the premises that he occupies and uses as clean and safe as the condition of the premises permit.
3.) Dispose from this dwelling unit all ashes, rubbish, garbage, and other waste in a clean and safe manner. No items are to be placed on the front porches without permission by the Landlord.
4.) Keep all plumbing fixtures in the dwelling unit or used by the tenant as clean as their condition permits.
5.)Use in a reasonable manner all electrical, plumbing, sanitary, heating, ventilating, other facilities and appliances in the premises.
6.) not deliberately or negligently destroy, deface, damage, impair, or remove any part of the premises or knowingly permit any person to do so.
7.) Conduct himself and require other persons on the premises with his consent to conduct themselves in a manner that will not disturb his neighbor’s peaceful enjoyment of the premises.

Residents warrants that he/she will meet above conditions in every respect, and acknowledges that failure to perform the obligations herein stipulated will be considered ground for termination of this agreement and loss of the deposits.

Alterations: Tenants shall make no alterations, decorations, additions or improvement in or to the premises without landlords’ prior written consent.

Waiver: All rights given to Landlord by this agreement shall be cumulative in addition to any laws which exist or might come into being. Any exercise of any rights by Landlord or failure to exercise any rights shall not act as wavier of those or any other rights. No statement or promise by Landlord, its agents or employees, as tenancy, repairs, amount of rent to be paid, or other terms and conditions shall be binding unless it is put in writing and made a specific part of this agreement.

Could You explain to me if he would still be responsible for my fall and injury? In “Tenants Responsibility” it says “woodworks” does that mean the porch too since it is made out of wood? Does this means that the fall and injury is my fault?

Ok I bought a home in 2006 as a forecloser and at closing I paid back taxes for the year 2005 of $6872.00 in 2006...
I also paid my current 2006 taxes of $5000 so since I paid them all in 2006 can I write off the total??

Okay so I'm buying a new home & the real estate agent has become crazy. I have been looking for like 2 months & i signed a contract with this agent but i want out of it. The last few times we went out looking for houses she told me i need to HURRY UP & make a decision & she was complaining the whole time i was looking. She got mad at me & was cussing & talking on the phone not paying attention to the road & ran a stop light & almost got us into a wreck. I told her i don't want her to sell me a home. She said i wont be able to buy from anyone else for 4 more months. I'm sick of her bad driving, cussing & pushyness. I want to have a custom home built & she said if someone else sells me this home she will sue me. What can i do to get out of this contract with this NUT CASE? I don't feel i owe her anything because she did nothing for me because she didn't find me a house & i refuse to ride with her ever again to look because i fear for my life & don't want to hear her mouth. HELP!

My friend is unhappy at home she has 2 daughters one from a previous relationship and one with her boyfriend,when the house was bought her parents paid the deposit but the house and mortgage is in his name,he won't move out and she's got nowhere to go her parents live in cyprus.
