My hubby and I applied for a home loan yesterday. The lady from the bank looked everything over and told us "go buy yourself a home",but as she was going over the paperwork everything seemed fine. Now I sit here and the more I think about it the more confued I get. Like the inspections and all the extra fees(bank fees and things) do we pay for those up front or are those included in the loan amount. The loan was for 250,000 at a fixed 6.7% intrest and our payments with insurance and taxes and the other thing that I cant think of right now were included are going to be around 1850.00. So I guess Im wondering if this "extras" are incuded or do they come out of our pocket like the closing cost? Sorry first time home buyer and a little scared and confused!!

okay. another scenario. I have two different mortgage lenders..an old one and a new one. If i had both mortgage interests the total is around $10,333.00. I did not include this in my tax. should i make an ammendment? what about rents? i recently received a document for 1400. I feel like an ididot! help!

I rented a room in a house and moved out of it recently. I paid $550 security deposit for month by month without a lease. Before I vacated my room, the landlord told me that she will mail me the refund if I can show her a copy of the check. I got the copy of the check from my bank and showed her. However, she said that she lost her valance above the window in the room which I lived in and will give me the refund after she finds her valance. There was not valance in that room when I moved in. But I did not take a picture of the room. In fact, a picture does not mean anything if she says that the picture is taken after I remove the valance. The valance is worthless to me. Why should I take it? I live in California. Do you think that I can win in the court without a lease? I just learned that the security deposit can be characterized as non-refundable if there is no lease. I will appreciate it very much if someone knows California Law and tell me what to do to win the case. Thanks!

I had refianced my mortgage with another lender, and did not receive their tax document until after i filed my income tax. To make matters worse, i noticed that my tax preparer did not include my new lenders mortgage interest which was $2,415.11. Should I look to ammend this situation? Do I have to file my mortgage tax? Help!

I had some work on my property 4 yrs ago i paid one off through financing and the other had a second mortgage on it I refinced to pay it off than the contractor thad did the work said i did not pay for some work because the company overlooked and didnot charge mefor the work and did not notify me about it i had to find out when i applied for a refinance that the lien was on my property can anyone help me i think the man is trying too pull a fast one when i refinace again he was paid again i could not close until he got paid

I live a 450 unit condo building in Chicago. Up until about 3 years ago the Board was annoying but prudent. recently the board decided to upgrade our common areas..budgeted 1MM but spent more than 1.7MM, draining our reserves. The board did this without notifying the owners. We have discovered all kinds of inside contract arrangements.. Everything they did was legal by the letter of the law.. and the board members drunk with power feel that they are not accountable and they can do what ever they want. So far we have mobilized over 50% of the owners and are preparing to tussle.. Anybody else have similar problems? How did you solve it?

How long did it take for you to move into your first home? I'd like a time frame between finding a home, making an offer, submitting for the loan, and getting the keys to the place? And in what city/state?

When i bought the house I put a friend on the deed. The house is now in escrow to sell and my friend will not sighn the closing papers. the loan is in my name. Can I finish the sale without his signature?

I sold a home 37 months ago. At the act of sale $10K was put into escro to garentee that (warranty covered) repairs were made. After several months of difficulties dealing with the new owner, the repairs were made. I was ready to get my money but the new home owner wasn't happy with the clean up of the contractor and would not release the escro. The selling agent and two of my lawyers have tried to get the people to release the money. At this time, the new owners have been living in the house for 37 months, with no plan to ever do anything about their repairs. Is there any way for me to get this escro released or to put a lien on the house so when they sell it I may get them to release my money?

I live in Illinois. I got a copy of my landlords tax bill (he gave it to me as proof he owned building). I just checked and he hasn't paid his property taxes and has been delinquent since 2005. If I buy the delinquent taxes, would I still have to pay him rent??

We have a place back home where I am from that collect the rent for the home owner. acting as the landlord. They took a peice of it for doing it, and also oversaw the hiring and work if the place needed upkeep. What are these places called? For example, I buy a house but then move to ....California, thousands of miles away, but still want to keep the property, renting it out in my absence just I had done when i was there. In steps XYZ business to take care of it for me. What is this service called?

Well I was reading throught the real estate principles book and practice exam books (im studying for my test) and I read something about having to have a colorblind attitude when dealing with people. And I also know about the fair housing act and all of those things. My question is, is it legal for a company/office to be named "Hispanic's Realty" ? Isnt it illegal?

I was driving around yesterday and saw a company vehicle with that name on it and I couldnt believe it.. I can see a company being geared toward hispanics, or asians or blacks, but isnt putting it in the company name kind of wrong? And I know that if a white/caucasion person did it, it would be blow out of proportion and it would be a whole different issue.

My boyfriend and I have been together for 6 years. He has horrible credit and is unable to buy a home. I have good credit and money saved for a down-payment on a house. The house would need to be in my name due to his credit problems, and I would be supplying the down payment. He thinks that if we break up he is entitled to all of the rent/loan payments he has made, in addition to half of the increase in the value of the home. Does this seem fair?

I am thinking of using a primary reidence loan. I intend to either A) move into the property B) Flip the property or C) refinance the property after I fix it and rent it. I cannot get a investment loan for the property, but I will have good equity in the property. (as much as 65k) Any advice? If I do use a primary residence loan and do any on of the three what could happen? I am thinking of C, and when I refinance I will not use a primary residence loan. Since I have "intent" to move in will this option still be legal?

A co-worker of mine stated she used to work for a bank a few years ago and saw how african americans were often discriminated against. She stated African Americans customers were always given higher interest rate as well as given a hard time for obtaining a mortgage. I went through a similar situation last year. There were 2 items on my credit report that I paid off 4 years ago and since then my credit has been good. I applied for a home loan and was told by the loan officer I was fine and she would run it by her supervisor. The next day, she called me and stated that her supervisor said I was disapproved. I asked her why and she said the bank wanted to see a longer period of time of on time payments. Honestly, I don't believe it. I have been on my job for 8 years and have no other major debt other than students which are paid on time. Are there any other options for me because I have worked hard to clean up my credit (clean for 4 years now) and I still can't get a home loan.
