My agent told me that I will be the 'back-up' in case the offer falls through....has anyone heard of such a thing? The house was sold yesterday and I'm signing the counter this morning.

An Asian family who is from Asia is buying a house where they don't know that a previous owner committed suicide in the houe they are buying. The realtors refuse to mention anything about it, since it occured previously before the statute of limitations.

I think it'd be a nice place to buy a home. I live in California, where most of the real estate is out of buying range for the middle class.

(TX.) I am moving out of state in 2 mos. My home was listed with a local realtor for $195,00. Two offers have came in one @ 189,000 & one @ 176000. Currently, there's about 8 other homes for sale in this $ range. Considering the market and time of year what should I do?

We are selling our house and the buyer's lending company already had an appraisal done. They are now ordering a second one performed by a supervisor on our property. Why would this be done? Should I be worried?

I’ve noticed that there are some landlords answering questions on this board and I’m sure that you’ve heard many excuses for why the rent is late (I’ve personally noticed that a car provides endless possibilities for late rent excuses).

My question is what is your most memorable late rent excuse?

My favorite to date is “My rent is going to be late because I need to pay for a DNA test”

I’m also interested in hearing from tenants what excuses they’ve used in the past.

A man has offered to rent my house long term (via estate agents). If i reduce the monthly rent by £50 he says he will do a complete renovation and will not charge me anything. His offer includes the following : Decorate every room, new bathroom suite, new kitchen, jacuzzi and a swimming pool in the garden. He agrees that this will all be left behind when the tenancy is ended and will sign any contract i want to that effect. He does not want to claim anything from any profit i make from future sale of the property.
This all sounds too good to be true and i would like to know if anyone has heard of or can think of any scam that maybe behind this ????? Thanks

My friend and I signed a 12 month lease which expires May 31st. We want to move to Texas and I have informally contacted the leasing office regarding this matter and the only way out of the lease is to give 30 days notice and pay a fine of a month and a half month's rent which would be around $1,100. The only security on the apartment was $100 nonrefundable so that's of no concern. My roommate wants to pick up and leave without paying the fine and I am concerned about the negative effect on my credit. My questions are how do we get out of the lease or should we just leave? And if we break the lease early how serious are the consequences? We are moving out of state and have no ties to NC whatsoever. Thanks for the suggestion!

We found out a week ago that our landlord wasn't paying mortgage on a house he leased us, and it's up for foreclosure, some huge company took it over, and are evicting us, giving us $500 to get out in 9 days and clean the house up for them. It's unfair and quite frankly insulting: they're basically kicking us out without a care for whether or not we find a new place, and paying us the $500 so that they don't have to go through the trouble of hiring a cleaner to clean up the house. They're also acting a bit suspicious: we can't find out the new owner's name, contacting him through a realtor he hired, and they are absolutely set on us getting out by a certain date, and we suspect they don't even own the house yet (it's in preforeclosure state now) - could they be trying to evict us before they even own the house? Do we have any rights if we're still in the house when they buy it? Are they trying to get rid of us so it's empty when they do buy it and don't have to work with us?

i have a manufactured home in arizona. it is being repossed. still in great shape. it is only 4 years old. i tried to work with the morgage company. they want all the money i owed. i just had a baby and due to complications i had to miss alot of work. no work no money to pay the morgage. they started the process to reposes. we moved since then to further up state due to my husbands new job. the home sits empty. i just want it gone. they said they would have helped me sell it before. but when i asked them about it they said that i had to pay first. well if i could pay i would have not needed to sell the darn thing! so we looked for a new place to live and now we have a great new place we pay rent on throught my husbands work. now i need to get that other place gone. there is ALOT of new home construction in the area. that has to help when whatever eventully happens to it. does anyone know of anyone that would like to get it. i dont want to deal with a company. just a private party.

We have an issue with the sellers wanting to raise the purchase price of the home. We were set to close at the end of last month, but got a call four days before closing saying the sellers refuse to pay their closing costs.

The purchase agreement and listing agreement expired in November and no one requested an extension because we were going to assume their loan, but found out two weeks ago we weren't approved. So we went with a conventional loan.

The only difference in the seller's closing costs between the assumption and the conventional loan is the pro-rated taxes - and we're willing to pay for those. But, the sellers want to raise the purchase price to absorb all their closing costs (they don't have any equity in the home).

Can they legally do that even though the property is still sale pending? Our realtor said that there is a clause that holds the agreements valid as long as the sale is pending. So, they can't change the price, right? If they do, we'll walk.

I am under contract on a house, and I need to access the MLS listing to get some dimensions and photos of the inside of the house. The seller is currently living there and I don't really want to disrupt her life so that I can get some photos of the inside of the house. Does anyone know where I might be able to find the inactive MLS listing

We are getting ready to retire, and want a winter home in a WARM place. WE dont want to live in a gated community, or an "old peoples" area. We are people lovers. Would like to find a small town, that has real houses for sale. We have a dog, (Doberman), and grandkids, and we want a place they would be welcome. Would like to hear from people who live there, and can recommend a place. Not realators who want to make money. Thank you in advance for any help.
