Is there any method used for rent collecting? the pre-interviews and backround checks are done...besides knocking on the door,any other methods or services?

Put it in the lease that they have to pay your via EFT (electronic fund transfer) from their bank to yours. That way you will always get your money on the first and you will know ASAP if they stop paying you. Also include in the lease that they will be charged additional money for being late or insufficiant fund. It is very nice to look at your checking account online and see the rent payment deposit. Don't rent to anyone if they don't have a bank account to do this from or somebody that insists on paying you via paper check.

Check your state statutes. Some methods are considered illegal to collect rent as tenancy is in good faith. If the tenant is late on rent, you must give them a writ to cure, again in most states, before you can start the eviction process.

On your rental application also include a space for “Emergency Contact” and some spaces for “Personal References” with phone numbers and addresses. People will often put their mother’s name as an emergency contact which makes these people easier to find as their mothers are often established and will be at that address & # for some time.

Otherwise, you could send letters, charge late fees & threaten eviction.

After that there's small claims court or the Rentalsman if you have one in your area.

Yes.

When we do leases, we include the address that the rent must be mailed to and the name of the company or individual that the check must be made out to.
