I JUST BOUGHT MY FIRST HOUSE IN AUGUST, 6 MO. AGO. AFTER LOOKING AT EVERYTHING OFFERED I PURCHASED THE ONLY HOUSE THAT I DIDN'T HAVE TO PUMP MONEY INTO. IT NEEDED A MAJOR FACE LIFT BUT IT WAS SOMETHING I COULD DO ON MY OWN TIME. SINCE THEN I HIT A ROUGH PATCH. I HAD A REALLY BAD START TO MY PREGNANCY HAD TO QUIT MY JOB. THINGS KEEP GETTING WORSE. IT STARTED WITH FLEAS, THE PEOPLE WHO LIVED IN THE HOUSE HAD A CAT. SO I HAD TO GET EXTERMINATOR. THEN I FIND OUT THAT UNDER THE CARPET THERES NO FLOORING. THERE IS HIDIOUS WALL PAPPER ON EVERY WALL AND AS I'M TAKING IT DOWN SEE THAT THE WALLS ARE IN HORRIBLE CONDITION. SNOW IS MELTING ON MY ROOF AND THE BATHROOM VENT IS LEAKING. I WAKE UP THIS MORNING TO FIND THAT ALL AROUND MY BEDROOM CEILING IS SATURATED WITH WATER. I'M STARTING TO FEEL LIKE I'M IN THE MOVIE DARK WATER. I KNOW I GOT SCREWED BY BUYING THIS SEEMINGLY GREAT DEAL AT THE TIME. WHAT ARE MY OPTIONS HERE?? SELLING IS NOT AN OPTION AT THIS POINT IN TIME. MARKET HAS DROPED.

Did you have a home inspection? If not shame on you, and your Realtor for not getting one done. If so the inspector didn't notice the roof was bad?
The walls under the wall paper is nothing anyone could foresee, so you will have to put up new wall paper to cover it.
Basically you buy homes as is, and once you have your inspections and close there is not much you can do unless they out right lied on the disclosures.

There are several ways to get some help.

www.hud.gov
Once in HUD go to your state level and call them. They are there to help you.

Call your city and ask them if they offer "weather proofing" Federal funds for poor people to get immediate help with things just as you have a leaky roof. my town offers this help and many do so look for it.

Call some roofers in your area and see if any of them have heard of the government money for re-roofing for poor people.
The money gets paid to regular roofers.

Call the Realtor that sold you the house. They may know of some funds available through the local community. Salvation Army, Good Will, start calling everyone you can think of.

Call churches in the town. Some of them have roofers who are parishioners. Someone may have the desire to help, now that they are up on their feet.

All these showers are for the same pregnancy? Ridiculous. The only reason people have more than one shower is when there's two totally disparate groups of people involved. A "family shower" versus a "work shower" for example. In my experience, it is neither common nor polite to invite *any* of the same people to two showers. Exceptions might be made for the mom-to-be's mom if she was especially keen on attending showers or something like that. As in, she could come to both showers if she really, really wanted to. Of course you don't owe them an additional gift. One person, one shower, one gift. No more is expected, except by the crass. Multiple baby showers are just multiple pleas for gifts. It's totally rude.

hmmm ... you have to refer to your lawyer with this, review your contract and see what is the definition of "Major facelift" ... sometimes, a major face lift may meant that it only needed cosmetic upgrades, where the look of the house is bad but it is liveable ...

refer to your contract again, engage a probono (free) lawyer to see if there are any case of a breach of contract by the seller ...

if there is a breach of contract then you will have 2 options

1 ) sue the seller for a sum to repair the house
2 ) sue the seller for the full price you paid ....

of course, the judge will then decide which option to give you (plus by interest for your inconvenience ...... might even give you more as you are pregnant)

Rent one of the rooms out to a college kid; rent the garage to a divorcee/vagrant with a mysterious past. Their rent money would help keep you afloat as far as the mortgage goes.

Also, see if your city lists any housing law support/help.

Sad to say you'll just have to make the repairs as needed. Do you have any equity? If you are working again perhaps you can get a home equity line to do some of the repairs.
