What makes most sence here..late rent or boot tenant/???
what makes the most sence to boot a tenant from always paying rent 1-2weeks late OR getting a new tenant,,,but with that you have to do alot of maintenance...what u think?

i just asked this question..let me be more clear here:

rent is MOSTLY 1-2 weeks late, sometimes right on time tho (say 1 out of 4 times on time) and this building is somewhat older...so most appts need alot of maintenance when ppl leave...they dont cause probs to anyone tho,,,have kids,,,,,anyways what do u think now pls :)

Something I learned, if they are good people (never cause problems etc.) let them be. I have a tenant who has lived in the same building for over 5 years and is always late. She alsways pays the rent plus late fees. You should way the options. My belief you have money coming in when they leave you have paint, carpet, cleaning etc, plus you still have to find a new "qualified tenant". If these people get past 3 weeks hop on them. You can also offer these tenants an option to pay weekly so at least you are not that much out of cash.

I would write up some kind of "probation notice" to give to the tenant. It could read something like.............this notice is given due to excess tardiness in rent payments....if rent is not received within 3 days of the due date for the next 6 months an eviction notice will be issued..............something of that nature.

Is there a lease? If so, attach a copy of the lease, with the paragraph concerning timely rent payments highlighted.

I would like to think that a tenant who receives such a notice would believe that they would be evicted if they don't begin to pay their rent on time. It would certainly make me pay mine on time.

If, after 6 months, the situation hasn't improved....I would evict. You are keeping up your end of the rental agreement, right? You have every right to expect that the renters are to uphold theirs.

Make certain you follow the eviction guidelines in your state/county....see the sheriff's office for that.

Ask them why it is that they are having difficulty paying on time, if you can come up with a solution to your advantage of course because your the landlord help them out. Then explain to them that you can only accept rent late one more time out of the next 6 months or they are going to be paying you a late fee, of 25.00 each time they are late and possibly get evicted if it keeps happening.

I would most inheriantly wait for the money.. Rent + What ever late fee(s) you think are applicable. ** Excuse my spelling ** If they end up being a month or more late. I would go a head and throw them out. You can always rent out again. (( Possibly for even more money than you're letting it go for now. ))

CHARGE THEM A LATE FEE. IF THEY DO NOT PAY IT UP FRONT
YOU CAN TAKE IT FROM SECURITY DEPOSIT.

IT IS EASIER TO DEAL WITH THE DEVIL YOU KNOW THAN THE DEVIL YOU DON'T KNOW,

LET THEM STAY AND THEN YOU WILL NOT LOSE THE DOWN TIME TO RE-RENT

if they are more than 2 days late start charginh them a late fee for every day they are.
