I'm looking into possibly buying a home that was foreclosed on & they have a term that I've never heard of. What is Lis Penden mean?

Actually the correct term is Lis Pendens- Latin for Lein pending. A law suit has been filed against the property and there is a cloud on the title.

It means Law Suit Pending.

The announcement is there to make anyone aware that if they give money to the owner of this property. The monies and the property will be dispersed according to the out come of the law suit.

You need to contact the attorneys and see if they are ready to settle on this property. Then you buy and they remove the lis pendens in the title process. Do not give that property owner any money. You won't get credit for it. All money must go to the attorneys first they will give seller some if any is left over.

Watch yourself.

best of luck
