I am interested in getting into commercial real estate, not sure what area....leasing, property management, lending, loan officer, I know it sounds cliche, but I basically just want to go where some big money can be made. I have a background in residential real estate as a loan officer and Account Executive for a subprime lender. From what I hear, people on the commercial side make some great money, it just seems that everyone wants someone with commercial experience. I am willing to pay my dues, training, mentoring, etc, but I just need to find somewhere to get my foot in the door. Any help?!

My sister is moving out of the area and asked me to move into her house and take over payments. She refi'ed recently and has a 3 yr hard prepay, thats the reason she won't sell right now. So I agreed to keep house in her name for 2 years and make regular payments, until I put house in my name.
So if we put my name on title (quit claim) can we take her off in 2 years and refi just in my name? or does she have to sell the house to me?

My husband and I bought a home 4 years ago for 65,000. We want to sell our house and buy a piece of land and a new modular. We live in Hadley PA, and we need to stay in this area b/c I am handicapped and need to stay close to my family. Anyway all the homes for sale in our area are at least 100,000 and they need work. So we think it would be better to buy a brand new modular. This would cost around 120,000. what would the mortgage payment be?

I really really want this house, but Citibank who owns the property will not allow an engineering inspection and will not have the utilities turned on to facilitate the inspection. How can they do this? Aren't they bound by some law or rule that they must allow an engineering inspection if the buyer is willing to pay for it?

What are some of the downfalls?

I'm doing this to buy rental income RE. I'm not a broker, agent, etc., just a regular guy looking for good investments, and possibly also to buy a house for myself to live in as well.

Okay so, our rent here is $1195 and our deposit is $1100 If we paid the extra wouldnt we beable to use that as our Last months rent?
It does state in the lease that it cannot be used, but what would happen if we did? I mean would he evict us or something? If so, doesnt that take up to 30 days to do anyhow? We would be outta here by March 31 which is the end of our lease... Im wondering because our landlord is a d**khead and we know that we wont see a dime of our deposit back, because of outragous charges... The last place we were in under him... he was going to charge us for the cleaning of the oven and stove, the fireplace and the picking up of all cigarette butts... those at $1 a butt!!! We know that he will come up with more things to charge us for.... So please any legal help would be greatly appreciated...

i am about to rent a property from a private landlord. he obviously wants to check my credit and employment verification, no problems there, but should i be concerned about his credit and his own employment verification? what happens if the landlord decides he wants to take my rent money and go bet it on black at a local casino and not pay his mortgage? what happens to me (besides having to find a new place in a hurry?)

We signed a lease last April and we have been asking for our lease since then. The landlords have been giving us excuses as to why they haven't given it us. We haven't asked for it since November (since the birth of my baby). Is there anything I can do since he has refused to give me a lease? Has the lease been disolved? Are we on a month to month lease?

I am 23 years old living in wilmington North Carolina and I am finding it very difficult to find a place to live here even though I have been living here for almost eight years. I do not have very good credit, but I have a great job that pays well. I have been denied access into almost all of the apartment complexes here mainly because of a dismissed drug charge in which I was in the wrong place at the wrong time. I tried to get the charge expunged but the apartment complexes said that it would not matter. I feel this is discrimination but I don't have time to fight them. I have three days left to find a place to live and no idea how I am going to do it. Should I try rental agencies? Will they accept my not so great credit? Somebody please give me some advice.

I bought my home in 02 from my mom with a gift of equity of 40,000. 6 months later she filed bankruptcy. she made 0 dollars on the sale. ( i paid off her old mortgage of 55,000 which is all she wanted). Now the bankruptcy court wants to take my home inless i pay off her debt. can they do this

When you have a late charge accrued to your rent if not paid by the fifth of the month, the landlord takes the late charge out of your rent payment and then you accrue another late charge because your rent is short and not timely again. Can he do this? And also, he's so aggressive about this procedure but yet his maintenance staff are horrible when it comes to repairs in the apt. I have paint chipping in the bathroom and other areas of the house, living room windows don't close all the way and the list goes on and on. How should I handle this without getting evicted about speaking up?

What do I need to do to sell my house by owner. I would like to cut out the middle man and save the money. I live in a small community and by word of mouth it has gotten out that we will be moving in May. I have already had 2 people contact me saying they want first chance at buying it. can I get if I put down approx. 30% on a $450,000 house?

My wife and I will be joint applicants. Her FICO's are worse than mine, and I make more than she does. By the time we are ready to buy, I will probably be making around $68K and she should be making around $50K. We currently own our co-op and will make a nice profit off of it when we are ready to sell; enough to put down the 30% and have some money left over.

More likely than not, we will probably be looking for houses in the state of NJ.

I live in a house. When I moved in everything was fine- however slowly problems started arising.

Sewage was spewing into the dishwasher, up the sinks, and toilets and tubs The landlord refused to fix it. He said just dont use the dishwasher.The smell got so bad that I had to pay someone to fix it. However it didnt last long because sewage is seeping in again.

The stove doesnt work right. It never shuts off so i hvae to use the breaker box to use it and I only have 1 proper burner working.

My electric bills went from being 150- to 350 a month because the A/C the ducts in the attic arent properly sealed.
We have termites.

We have 2 bAthrooms but can only use 1- he said when i had a prob he just shut water off 2 it saying well u only need 1 bathroom anyway

It states in our lease that he is responsible for it, if i just up and leave he will sue me probably for non notice of leaving. Im most concerned with the health of my daughter.
