Peace of mind that their property is being managed without probelms

Low commission to pay.

An assurance that tenants will be dutiful responsible individuals.

All legal obligations to be taken care of.

I have used the same letting agent for just over 10 years. They are a husband and wife team and one or other of them always answers the phone, I do not have to speak to a teenager who does not know my properties, who I am and who cannot answer my questions.

They advertise for new tenants, interview them, show them the property, take up references from banks, employers and previous landlords. They are always friendly, helpful and in touch with the local rental market, they advise me on how much rent to charge. Before I buy a property they will inspect it and warn me off if they don't think they will be able to let it easily. They keep me informed of the latest legal developments (the new one coming in about holding deposits, for example) They advise on whether to furnish or not, they keep keys to all my properties so that tradesmen can collect keys during office hours, and carry out repairs. When it's time for the rent to go up, they will tell the tenants.

They are not the cheapest Letting Agents, and a couple of years ago I tried another agent, in a bid to save money. Big mistake, never again.

So, I expect all the above from my Letting Agent, and I get it.

Someone to rent their property ? or a lamp with a genie inside waiting to be rubbed - I give you a clue its not 3 wishes !

good scrutiny of pending client and good supervision whilst they are in occupation say 3 monthly and most of all a good up front payment for repairs
