...it is on a beautiful street, has had listening and advertised everywhere, clean, bright, hardwood floors, three bedroom, three bathroom....1.5 car garage.....one bedroom apartment self contained and private on an acre!! Help Ive been carrying it for ten months now......aaaargh!

I can think of a few things:

*Have your Sellers offer $3000 + in closing costs with an acceptable contract.
*Offer the Selling Agent a $500 or $1000 bonus.
*I agree with above poster! Throw a party! Not only will it attract buyers for the property but it could potentially sell the home and bring in potential clients!
*Are there other homes for sale in the subdivision? Ask the Listing Agents if they want to do a "Subdivision Bonanza" - where you all have Open Houses on the same day and advertise it like crazy. This works well for me. I have had some very sucessfull bonanzas!

If all else fails, LOWER your asking price. The number one reason homes are not selling these days, is because of price. I always say "I could sell a cardboard box, If it's priced right" :)

Don't rush to lower your price. Throw a party!!! Nothing attracts people like a party. Go all out. Hang fliers at the local real estate companies (offer an agent bonus for a full price offer). Have it catered, and invite the public just like an open house. Announce it in the local newspaper and have a door prize (something nice). Make sure all guests sign in with phone numbers and e-mail addresses. Make sure all your neighbors get invited. Let me know how it goes. You are sure to get a good list of potential buyers, but most of all word gets out!!!

Hire a professional Realtor. If you have already taken this step i have one more idea for you.
An investor of mine puts a 50" plasma TV on the wall in the living room of every home he sells. Sounds weird right? Well let me tell you it works like a charm. People are so superficial and something as dumb as a "expensive" TV gives them the extra nudge they need. It amazes me every time that a 2500 dollar TV makes people buy the home. I'm telling you, it sounds crazy but it works.

Not sure what you mean by new but offer a $1000 buying bonus to the real estate agent who brings you the buyer. That way there are more poeple looking and once 1 buys the real estate agent gets a nice bonus.

I would lower my asking price, my realtor sendsout post cards and flyers to numerous places and post on the web. Rent it out.

Get an appraisal from a lender and see what the bank will loan for it and adjust your price accordingly......
