Renting & Real Estate - February 2007

My wife and I are considering buying an approximately 1,000 square foot condo in the Los Angeles area. It has many factors that we love: top floor, large living area and bedrooms, walkable to some shops. The only drawback is that the bathrooms are tiny. Tiny as in you can stand in the middle and touch the toilet, sink, and shower without having to take a step. There are a few things we could do to help give illusion of space, IE pedestal sinks, etc. We would remodel them very nicely but more than like would not be able to add much size. I'm new the home buying, but from everything I see it's bathrooms and kitchens that are credited for selling a place. Any thoughts, especially from anyone in the condo-buying market? Thanks.

I would like to keep new house in my name. Will a pre-nup cover this? Someone told me, even if his name doesnt go on the loan, it goes on the deed.

In England you have the 'chain' problem but in Scotland you usually have to pay over the odds in the 'closing date for offers' problem

Can a landlord send people to fix something on the roof at 7am. I have no problems in my apartment with the roof and had no idea they would be doing repairs. Is my landlord suppose to notify me that these repairs are taking place. I look out my window and I have a bunch of men standing there. It's 7am, my sister and boyfriend are asleep. Does he have the right not to tell us, or at least wait to later in the day.

The property is registered and the rent is regulated by the local authority. The landlord has had an offer from a property company who is aware of the tanancy situation and they want to accept the offer.

Has anyone successfully forced the freeholder to sell them part of the freehold? Leashold Advisory Service are impossible to get hold of and the website is just confusing!

Have any of you actually managed to do this. My friend lives in a maisonnette, the owner of the flat above him owns the free hold (converted house). He wants his share of the freehold but wants to know if he is legally entitled to it.

So to fill in the blanks,I asked him if I owed him anything because we were going to be moving. He then sent me a statement that said that there was no payment in september,or july. But if you do the math, and not just look at the months that are paid or not you will see that I did give him the full amount for that year. It may be true that I missed in sepember but I gave him the difference at the end of the year. His reply was that unless I could prove differnt I owed the money.

My boyfriend & I have been looking to buy a house for nearly 2 years. We have finally found one that seems to be perfect.

It is on the market for $637,500 - but the agent told me the owners would be willing to go down to the mid $620's. My boyfriends father thinks we should offer $610,000... I don't know if that's too low!

Honestly, what would you offer?

They offered me 1 months free rent to find a knew place but my neigbor was offered 2 months and 5k. My ex-husband left and I have been living there for 7 years since he left. My name is probably not on the lease. Am I entitled to anything for living there and being forced out?

I just purchased a home 1 week ago. To make a long story short, my listing sheet stated that the home had public water and sewer. A few days in we started to notice that toilets were not flushing. Sat an alarm starts to sound in the laundry room. It was for a septic system. We went for three and a half days with no working toilet, water etc. It was never disclosed that the home was on a septic system. Needless to say, we had to spend $500 today just to get it to function, to use the facilities. It's going to cost in total to fix $3,000. We were lied to. the seller knew it was septic. I have a document he wrote out at day of closing that he made out with all of our utilities . One of the names was for an aeration system. Us being new home owners thought that the word sanitation meant trash service. We went to our realtor and were bascially told that they were sorry. I would have never bought this home if I knew it didn't have public sewer. What do I do?

The past 6-8 months have been very stressful for me financially. I had to pay my rent late almost every month. I always paid it however and avoided eviction. Now my lease is up, after two years at my apt. complex, they have chosen not to renew my lease. I am having trouble finding an apt. because they usually do rental history checks and credit checks. I am back on track financially now but noone seems to care about that. Please help

My apartment complex recently became acquired under new management. They are going to inspect each unit's carpets, appliances, flooring, etc. I'm wondering if they are converting to condos. If they would convert to condos, how would that impact the current tenants and the lease agreement? Or maybe they are just going to renovate and upgrade the appliances? I asked them but they didn't divulge much info and I'm curious as I'm paying hefty rent. Any ideas and feedback are appreciated. Thanks!

My fiance declared bankruptcy about 4 years ago, and I have had been enrolled in a credit counseling service to pay off personal debt (I will be finished paying it off this year). Both of our credit scores are slightly under 670. We want to start looking for a home in about a year, and will be able to put down about 20%, but we are concerned about getting approved for a mortgage. Anyone who can share any knowledge about this would be appreciated!

If you get a $600,000 loan at 7.5% interest compound yearly. That means you pay $45k a year or $3700/month in interest. After 10 years you end up paying over $450,000 in just interest with still $400,000 owed towards the house. Even with house prices raising 4% a year, you still lost thousand upon thousands of dollars.

Do property owners whom sell their properties on their own (without the aid of a real estate agent) offer a real estate agent whom brings a willing buyer any commission? I've come accross ads that offer a commission, but is this required by them?
