Other than having good credit, what are the requirements to obtain one, along with the pros and cons? What is the mininum credit score required? Thanks

i have been in my apartment for 3 years now.. and my landlrod has not renewed my lease after year 1... i need to know if there is a site i can go to to find out what specifications there are with moving out if no lease... like after so many years do i have to pay for damage to carpet?? is there a wear and tear rule after so many years? and there is no way the lanlord can with hold security deposit if i dont have a updated lease. but after so many years what do i have to pay for if any damages??

My husband and I are trying to buy our first house. We don't want to spend over $100K. We found a house that we think is perfect. It is listed at $112,900. It has been on the market for 2 months and vacant for nearly 4. The seller has moved cross country and is carrying on a new life. We don't have a buyers agent, we didn't really want to get messed up in that. I have read that 80% below asking is too low. We want to offer 98K and ask the seller to pay for all closing costs. We would be willing to go up to 100K including closing costs. What do you think? Are we ridiculous?

My husband and I took out a loan 30 yrs ago and built an addtion on to her home (attached to her garage since it is a corner lot) for us to live. The loan folks first told us we couldn't take a loan on someone else's property, but since I am an only child and only heir they let us as long as she also signed the note. In the 30 yrs we paid the loan off and now live somewhere else. The garage between the property had termites and was torn down. Now it is 2 seperate houses - 1 faces 1 street and the other faces the side street. It is not specific on the tax rolls. We rented one house to a family member-mom's neice. My son lived in the other until he graduated, but his roomate stayed there. I have paid the taxes and insurance since the mid 70s since mother has only Social Security and a Veteran's pension. Since she is on Medicaid, will they take both houses or is there something that can still be done to save them? I still have all the paperwork for the loans.

I have rent a big house of 6 rooms and I am planning to rent it again to some of my friends.
My question is, can I register this kind of business(Room rent) officially,pay the tax and receive the payment from my friends by credit card?
What is the requisite and where I can ask so that I can receive the payment by credit card?

Honestly, at this time I don't have the money to buy a house or build one. But I did find a house in a home plans magazine that I would LOVE to have. That brought the question to mind if it would be cheaper to build or more expensive. Have to consider where you want to build, the cost of the land to build it on, etc.

My fiance and I are contemplating whether buying a home or renting-to-own one, is a better idea. Currently I am 4 months pregnant and we wont to have something established by time the baby gets here. As a former loan officer I dont really know of too many people who can go through the process of getting a home that fast, especially not with credit like ours, lol. That being said, do u think it would be a better idea to try a "rent-to-own" home, where we wont have to worry about bank loans, ect? If we find a home over the next year we can always just move, considering the acutal RENT for the rent2own homes in our area are around the same or LESS than actually renting a condo or some homes? What do u think?

We are in the process of moving. I have kept my apartment squeeky clean for the past 3 years. Now, as I am packing things up, I am finding mouse drippings in odd places. Am I required to clean them up or do I just leave them? The landlord knows we have had mice in the past. This is even with 2 cats in the house. What are my legal responsibilities here as a soon to be former tenant?

My best friend of 10 years asked me to move in with her and her boyfriend. It was mutually beneficial for everyone to save money. we got a house & i said that i didnt want my name on the lease so it was just her and him, lwe lived togther for the last week of Nov. through 2/11/07. I gave her 500.00 for the one week i was with her in nov and i told her that my rent prorated was only $125.00 so the remaining $375.00 was to go to the deposit on the new house. Well we were having some issues with the new landlord but i was only hearing my friends side of the story since i wasnt on the lease the landlord would mostly talk to my friend and her b/f, i got a call on 2/7/07 saying we were going to be evicted becase the rent handnt been paid and i talked to my roommates and they told me they paid it....well they didnt and i came home on 2/10/07 and all of their stuff was gone and a note said i 24 hrs to be out and that she would give me my rent money back,-she hasnt so far, should i sue her?

Was told by a mortgage broker that I would qualify for a 100% 2/1 buydown mortgage starting at 4.5% for first year, 5.5% for 2nd year and 6.6% for years 3-30. My credit score is 627 with good income and good debt/income ratio. The interest rate seems too good to be true for my credit score. Should I be skeptical? (The mortgage broker is the preferred lender of many new subdivisions in my area and nothing derogatory with bbb.org)

I just moved out of my old apartment and I got a call from my landlord saying that the replacement carpet costs will come out of my deposit. Considering it'll probably be a couple hundred bucks, I'm kind of ticked off. She informed me that the carpet is 3 years old. So, I've heard a conflicting information regarding how often the carpet needs to be replaced at the landlords/owners expense. 1) That it needs to be replaced everytime a tenant moves out whose been there longer than a year....2) That it needs to be replaced every two years. Which of these, if any, are correct. If none, what are the laws?? I don't think I should have to pay for it.
