Some of the answers on here are correct....

But I wanted to bring up another option. There is a company (no idea if it is national and I have no idea where you are) that will do the basics...paperwork, organizing, scheduling, but you have to do the legwork like make appointments to show, be there on open houses, etc.. They charge a fraction of the price (it might be a flat rate in the low thousands).

That is a lot of money. Realtors typically charge 6% of the total sales price. But 35,000 is more like 10%

Did you sign a listing agreement? If so what type of agreement was it?

You can sell your home on your own, like listing with forsalebyowner.com or discount brokers that will put it in the MLS.

Good Luck

6% is standard. That would be $18,900. You should be able to throw a stone and hit an agent who would be happy to sell your house for $18,900.

I have never heard of charging more than 6%. You can even find someone who will charge less, if you work at it. But you get what you pay for.

That is a crazy amount of commission. You should be able to find a Realtor who would be thrilled to do it for 6%. (18,900)
I bet you can even find one to do it for less than that.
What state are you in? maybe i can be of service to you.
What ever you do don sign with that Realtor.
I would however suggest finding one who is reasonable.
Selling on your own is not as easy as you may think. (but you already know that because you called a Realtor to begin with.)
good luck,
